Waterfront is not going to happen, she did say water view was ok. As far as beach rights, perhaps those areas might be a little out of the range, but in general central Suffolk is probably the best bet to get that.

I'm in Stony Brook and at this point in time, $600K will get you close to the water, but not a waterview. The area north of 25A (close to the water) has historic homes, cottages, large homes and small homes. West Meadow Beach is a short walk and there's a boat ramp in the village. Anyone can use West Meadow Beach.

There's a section of Stony Brook which has deeded beach rights to a private beach; houses in there will exceed $600K.

The area south of 25A is more recently developed (1960's) and has more development homes.

In terms of drives to Manhattan, it's going to be in the hour + range on a good day.

Regarding shopping: it is a stone's throw from a Target, Lowes, Home Depot, a large mall (Smithaven Mall) which is adjacent to a shopping center with Trader Joes. Borders is near by, there is a large multiplex movie theatre. There's a village center with smaller, boutique shops and some nationally known ones like Ann Taylor, Chicos, etc.

Stony Brook has a huge university in it's backyard, so-to-speak. The university draws faculty from all over the US and the world. I have friends here who have relocated from the Pacific northwest, the midwest, the south, Canada, Latin America, Europe, and Asia.

The university has Division I sports and a couple of year old stadium. Many of us attend football and basketball games -- inexpensive and fun!

There is also the Staller Center for the Performing Arts which brings in many world class acts from dance, theatre, world music -- you name it.

In terms of politics, it is a liberal, Democratic area.

Taxes (as on most of LI) aren't cheap. They can range from the $8K and up range. Emphasis on 'UP'

The local Catholic church is St James church in Setauket. It is a large, active parish. It is my parish.

The school district is not small, but it is well regarded. (If a small school district is a large concern, Port Jefferson is 2 villages to the east and has a small, well regarded system.)

Stony Brook is a hamlet; and, while many refer colloquially to a downtown business area in a hamlet as a 'village', it is not a village.

Port Jefferson, which is a village, is one hamlet (the Hamlet of Setauket-East Setauket) to the east; two hamlets to the east, if you take the more southernly route through the Hamlet of Setauket-East Setauket and the Hamlet of Port Jefferson Station.

Waterview is a stretch there too.

She could be waterview/waterfront in Scotts Beach/Sound Beach/The Terraces/Tides North/Culross Beach/North Shore Beach all with beach rights and great schools for 600k.

The other towns are great but I just think hands down, the best bang for the buck on the North Shore is Rocky Point.
Coming from Ohio, Im sure she'll find it to be pretty homey and down to earth.
Keep in mind private beaches and waterview property on the North Shore are generally reserved for the very wealthy, we feel very lucky to have what we have here.
A little piece of North Shore heaven for the Middle Class.Packed with stay at home moms and kids, theres a terrific sense of community here.

I know you love your town (as I love mine ), but the drive into NYC could be a long one... Longer than they're looking for, I believe.

Not really...its less than 60 miles out.
I drive to West End on off hours in 1hr and change.
Besides ...theyre not commuting to NYC.

I do agree ...come take a look see.
Although lovely, 600k and waterview aint happening in Huntington either.
