Theyd be comparable if Holtsville was upper middle class, on the North Shore and didnt have Farmingville in its back yard.

Your 15-20 min from the LIE from any Shore. Its an old argument on this board but Id stay away from the middle.

30 minutes during rush hour, at least, coming from North of 25 A, West of Wm Floyd (in some instances backtracking to WM Floyd might make sense, but it other's it won't save time)

I'd rather live near the North Shore any day, but you will suffer a considerably longer commute if you have to go to Western Suffolk, Nassau, or NYC.

^^ Exactly dman. I have 3 people beside me right now from M.P. and they are all saying that during rush hour Miller Place to Ronkonkoma is 35-40 mins. And an hour during a snow storm!

I know people who live in the south part of Mt. sinai...it's at least 30 minutes from there....going across 25A adds at least 5-10 minutes.

Billy Floyd to LIE from RP is 15-20 tops.
Exit 63 via Echo is maybe 20 Max. Well worth the extra effort.

I dont hear folks in Belle Terre complaining about the distance to the LIE.

I would not consider LIE proximity an asset given the way the middle of the Island has developed.

Between 5 and 6:30 pm? Not on your life, bro. Maybe at 9pm, and maybe in 1986, but not now. I've driven it hundreds of times.

It depends on priorities. An extra hour in the car every day, extra gas, but a nicer area...how much nicer? These are the things that must be weighed.

Good suggestion though.

Eastern half of Rocky Point uses Billy Floyd and its a dream from 495 No. to Whiskey/Randall.
