Except for stunning Sound views, some of the best Ocean Beaches in the world, award winning schools,proximity to Manhattan and fantasitc QOL it sucks here.

This house probably needs some work but what a location.

Rocky Point has some really beautiful private beach communities too.

Hi- the bottom line on where a house is priced on the market is------the sellers motivation. Do they NEED to move, do they WANT to move, do they HAVE to move.
Depending upon the answer to these questions, that is where they price their home (with a good realtor).
Buyers have so much inventory to look at that patience becomes crucial. Waiting for the right house is not easy, but for my clients, they ALWAYS find it. I have clients now who are in contract after I showed them 82 homes!!! That's alot of driving, gas, weekends and weeknights and alot of patience. There budget was tight for what they hoped for, but we found it.
Hang in there...it will happen

That's good that the buyers stick with you! Do you have a contract with buyers as a Buyer's Agent or are you just working with people who are looking at homes?
One of my best friends in the world made an incredible faux pas when buying her home. She and her husband worked with an agent for MONTHS and the agent taught them so much about neighborhoods, styles of homes, etc. Then one Sunday they were not with their agent and they just stopped in at another real estate office and were shown a house. Wouldn't you know it, they bought THAT house! When I told my friend that was a cold thing to do (buy from someone else) to the realtor who took her and her husband around for months, she was totally surprised and then she felt really bad about it. I guess it just did not register to her that this real estate person was NOT on salary, but relied on commission and considering the time spent with her, should have been the one she bought from.

Yeah that kinda sucks after all the effort that was put in by the agent....
To the OP.... look into Holtsville and/or holbrook too.... you will see some homes in those cities in that range maybe <350k with taxes around 7k....

Id steer clear from the Middle of Brookhaven until the storm passes.
I dont see good things happening around there in an economic meltdown.
You can live just about anywhere in Brookhaven right now for 350/7k in taxes.
Why settle?

Not sure if you are generalizing those areas completely..... I strongly suggest that you search for those "not so good things" you mentioned in all areas of the 2 towns....
I think areas like Parkland and New England Village in holbrook are extremely desirable, and if the OP is looking at Stony Brook, then these are good alternatives....

My wife grew up in Coram and always wanted one of those bungalows near Sound Beach. Last time we checked it looks like they're finally within our reach (if we didn't leave, of course).
