why are long island home price still high? (Coram, Riverhead: neighborhood, school districts)

I would also research Ronkonkoma a little more and where Sachem school district is headed.

You have to bear in mind that Suffolk has Melville, CI, Hauppauge, SUNYSB & University hospital, BNL, and Riverhead (to name a few locales) providing a lot of jobs. Western Suffolk might merrit higher prices because it is easier to commute to NYC from, but there are a good number of people doing the reverse commute. Some prices reflect desirable school districts, proximity to LI larger employers, amenities, accessibility to the shores, etc.

That's a tad misleading. It might compare visually to some of the Levitt development portions in the letter sections of Stony Brook, but that's about it.

I have a few friends living in those areas, I have frequented those areas a lot in the past 3-4 years.... unless you have anything specific that you can share with us about parkland and New England, I am thinking that you are just guessing. I am not saying its better than this or that, but I found those neighborhoods to be great to raise families.... I was just responding to crook.... and coming to think of it... the areas I mentioned are not even in Brookhaven, I think they are in town of Islip.

Yes, but they still do not reflect average suffolk county incomes. (except in areas considered undesirable) Hopefully this will continue to change.
