Living in south Freeport near the water is very nice. However, for the taxes (village taxes included) you could live in Manhasset. There, you would not need to send the kids to private school. So, south Freeport is a nice area but the taxes are so off the charts it is not a viable place to live IMO.

I definitely agree, plus South Freeport is in the flood zone. I think many people forget about this danger when they are about to make the biggest investment of their life.

Are you familiar with North Ocean Avenue?
I think there's an area where Seaman's becomes North Ocean Ave, right?
Is that near Stearns? Is that near the water?
Would that be considered the more decent area or is that not so nice an area.
They have a foreclosure in good shape in the low 300's.
I'm surprised that even in this market, homes would be selling that low.

North Ocean runs between Seaman Avenue and Sunrise Highway, so it's pretty far north in Freeport. It's also a few blocks east of Stearns Park, I think this particular neighborhood is called Randall Park....but I'm not 100% positive about that.
This street and the surrounding blocks are OK, but you're starting to get closer to some shady areas over there. I do remember a lot of nice houses on N. Ocean, but I would definitely ask the neighbors and get a really good feel for the neighborhood first - drive through at different times of day/night. My gut instinct is to tell you to go a little further west, or a lot further south....but I'm not really familiar enough with it where I could say definitively one way or another. You would also be a few blocks away from being in the Baldwin SD, don't know if schools are an issue at all.
Peter B - Yeah, the taxes tend to run a little high in Freeport but it varies from property to property. Maybe taxes are comparable, but as far as home prices go - entry level in Manhasset would be top of the line in Freeport.

Went to visit the area with a friend looking to take advantage of the market and low home prices.
Seaman/Nassau wasn't the best, wasn't the worst; it was a little country looking though...*s*
There were nice homes on North Ocean and the blocks were clean and well-kept in the area of the Freeport Elementary School and around the corner past the Freeport Schools Administration Building.
The smaller homes on North Ocean are selling in the low to mid 300's these days, a significant decrease from what they would have sold for a few years ago. I did a little research although I'm not looking to buy and probably wouldn't go for Freeport if I were.
But for folks looking to buy a home with a small family or as a starter home, at that price, they probably wouldn't be a bad investment. (albeit the 300's sounds like more of a bargain before adding in the taxes which will make a difference in these tough economic times).

Ummm...What do you mean when you say "shady" areas?...Are you speaking of "minority" areas?...Who do some of you think you are?...
