While heating costs are variable, I'd be surprised if you could get by heating your home on $200 a month, especially if the house doesn't have its own hot water heater. Oil Prices have come down but not that much. I have a pretty large home, but I keep my thermostat at 60 (I know, I know).

When looking at apartments, be aware that some owners of two-family homes have set things up so each tenant has their own separate heat/hot water facilities and have to pay the bills themselves for it. If an apartment has this type of setup, rather than having heat/hot water included as is traditional, make sure the rent is proportionately lower than apartments with heat/hot water included. Some landlords try and downplay it to sneak that one in on the unwary.

I don't think that is going to happen. Definitely not in Nassau. Maybe a RE agent who knows Suffolk can chime in here.

I don't think your budget is realistic. Even if you can find a 3br for 1600, it will be in a bad area or you'll need to pay utilities.

Well that is the budget unless we win the lottery.
Where do you guys suggest we live if it appears we can not afford anything here than? Not everyone is rich.

Wonderful question. This is why so many of the younger generations on this board are so frusturated and bitter. Even out in suffolk, a 2 bedroom will cost you 1500 and over in a complex. (not including utilities)
We had actually looked at 2 illegal apartments, both asking for 1500 with utilities included. One was 1/2 under ground in a sketchy neighborhood, and the other had a kitchen being built in the basement with a very narrow stair case leading down to it!

Private/Illegal apartments might have to charge more then warranted because the owners are finding that they cannot not afford to pay their mortgages! (research and make sure that if you do rent privately...the home you rent is not in danger of foreclosing) I know some people that have bargained and were able to get lower prices.
The apartment complexes here on long island are just taking advantage of renters (and lack of rent control/regulation) by charging very high prices for cheap accomodations. Try checking out www.apartmentratings.com in addition to craigs list, and newsday.
What prices have you found so far in your research?

Try negotiating with the landlords. Offer them $1600 for the apartment above.

Long Island has a rental shortage (artificial and exacerbated by town zoning policies). This means that renters get screwed. They don't want renters here, plain and simple.
I'd seriously consider Queens if you can hack the drive. Your budget will be tight there too, but there are far more rentals.
