As for the OP, I would say if he has $700K to spend, I would NOT recommend Valley Stream because with that budget he is out of the league for Valley Stream. He can also do better than Lynbrook unless he wants to own the most expensive (overpriced for the neighborhood) house there. As for the south shore, nobody mentioned the Five Towns areas, except Lynbrook. They are pretty nice too: Cedarhurst, Hewlett, Woodmere, Lawrence. Only problem there is avoid the Lawrence School District if you want to send your kids to public school because the super-religious Jews who don't send their children to the public schools control the school board and are giving a beating to the kids in the public schools via the budget. As for the north shore, a really pretty town that has homes within your budget in western Nassau is Sea Cliff.

Youre still nursing that resentment.....thats sad.

I_Love_LI, I think a lot of SDs are going to have problems this year. It's going to be tough, period.

I didn't think to recommend the 5T because it's predominantly Jewish, not Catholic (aside from Inwood) and is all going Orthodox except for parts of Hewlett. (And I'm not sure that will hold.) Plus, competition for houses has made prices skyrocket there. It's not a good buy unless you really, really want to live in the 5T.

GC might be an option as well, I was mainly thinking south shore. Sea Cliff would be right at the margin of decent travel times IMO. Long Beach is fun, and has a lot going for it, but it is a bit out of the way and IMO you really have to like Long Beach. If you love the beach and the vibe the downsides (small houses, location) aren't a big deal--if you don't then it's just not worth it.

Anyone want to chime in on the New Hyde Park-Bellerose-Floral Park area? Any good buys around there?

I'll give a big thumbs up for both Floral Park and Bellerose (village), those are both excellent areas with a very fast commute to Penn. Floral Park especially has a very "Small Town, USA" feel to it despite bordering New York City.

I like New Hyde Park too, but it's typically several price ranges below what the OP is looking for. Most homes in FP-Bellerose are gonna go for less than $700k as well.

Compare anything in Valley Stream to anything in Rocky Point - schools, crime, poverty - anything you can actually quantify, and VS comes out on top.

Aside from that, I take anyone's opinion on here with an enormous grain of salt. Opinions are flawed by nature anyway....people have agendas, people become disenfranchised, people aren't honest (even with themselves), people let emotions run high and perceptions vary wildly. In this day and age, where we have SO MUCH information at our fingertips, this kind of stupidity is so easy to debunk.

Show me one piece of data (like the one I posted above) that says Valley Stream is anything like our little MENSA club makes it out to be in that other thread and I'll reconsider. Until then, you can consider this myth BUSTED!

If Im reading this right...both towns are under the Natl avg. which is very good.
Im not sure if you ran stats for neighboring So. Queens but I think that would definitely factor in.

Im very surprised to see the stats are that low considering all the bad press Valley Stream seems to get. BTW that was always the point of "Whats with all the bad news VS".I turn on the TV today and News12 is all over the old Golub case again.Wouldnt you agree that theres a negative media bias toward VS? It sure seems that way.

Now, Im not sure how Rocky Point relates to the dialogue, since no one was asking, but Ill be happy to chime in. We feel very safe out here.We dont lock our doors when we walk to the beach and we have a solid , solid neighborhood watch. A delivery truck doesnt come by without my neighbors noticing.Now that may be a little too close for some, but we like it just fine.


As for SW Nassau and OP. RVC still has my pick hands down.
