The bottom line is this:

He showed you the house in January AND filled out the offer paperwork with his office and name on it. If you like, you can do all the legwork now to make things go faster, but he is still involved and will still get the commission if you end up buying the house he showed you, no matter how little work he does now.

As for any other houses you want to look at and make offers on, just call the listing broker and go see it yourself. Don't involved this person at all.

If the real estate agent presented the initial offer on the home, he may be entitled to receive a commission, whether or not you continue with him. According to MLS rules, the real estate agent who is the "procuring cause" of the sale is the one who gets the commission. If the home is listed on MLS you will be dealing with an agent if you want to buy it. Either an agent of your selection or the listing agent. Who gets the commission, however, is not of your concern. So, if you don't like your agent, you should either find one that you are comfortable with or contact the listing agent directly.

As Tom pointed out, if a house you're interested in is listed on MLS, either way you're dealing with a RE agent - so why deal with the Listing Agent, who represents the Seller only? Get yourself a Buyer Agent and have someone on YOUR side, not the Sellers' side (the way it's done in most of the rest of the country).

The person wants to do it themselves and represent their own best interests. Believe it or not, some have the capacity to do this.

Well in my experience the only one on my side is me....

Also the higher the price of the house the higher everyone's commission is.....how is that on MY side?

I am so tired of hearing the tired old Real Estate buzz words and jargon.....it has potential, curb appeal....I am so numb to it I can't even think of any more....

Update - my "realtor" just called me and said they accepted an offer and have an engineer in the house! He put my offer in this morning! I told him to make the offer saturday! Ugh - THIS is why I am so PO'd!

Because of this dope, I lose the house....now the fun part.....Him telling me it was my non-aggressive bid or if I were to stay with him he would remind me how this one "got away" and to bid right way if I see something I like...

I will not be using this or ANY Real Estate Agent in the future.....just need a good RE Attorney.....

Just got off the phone with him - I told him that not only will I never use him or his company but if I receive any phone calls, mail or email from him or his company I will make a formal complaint to his company.

He was surprised...lol

He asked if there was anything he could do to make me remain a customer....I said, no - there is nothing you can do to make me EVER deal with you again.....

That was about it.....he used some jargon but I wasn't listneing - I didn't let him talk much
