East Patchogue is fine south of the tracks, and nice south of South Country. It is okay north of Sunrise (Levitt homes and La Bonne Vie). Avoid it between Sunrise and Montauk (except for a few okay areas around Swan Lake and Brookhaven Hospital).

Bellport is nice from Association Road south to the Great South Bay (that includes all of the village). It is also okay north of Sunrise (Atlantic Point and the various Sid Farber developments). Anything between Sunrise and Montauk - avoid like the plague.

I can't speak for Patchogue Village much, but I'd rather live in Patchogue Village than the middle of North Bellport (between Sunrise and Montauk). Mexicans are much nicer as a whole than the walking ghetto stereotypes that live in North Bellport. Go live in Wyandanch for a while and you'll be loving the Mexicans too.

I dont think MS-13 and Surenos are a sign of a nice town, which I've seen plenty of while passing through Patchogue Village. As I've said south of the tracks off South Country is nice, as well as South Bellport. North Bellport is real ghetto.

Default Well I finally returned the other day -

My mother and I made a trip to Patchogue, and sure enough there was a decent amount of foot traffic and cars in the village around main street. Still though I must have counted a dozen vacant storefronts.
However, after we ate our Italian meal, we drove east and north to drive by our old house (off of Sipp Ave between Sunrise & Woodside). I must say it was pretty sad to see - just driving down Woodside coming up to the light, the fences on the left were graffiti filled and literally falling over; when we pulled into the development, it didn't look all that bad - but some things never change. Living room windows had tape holding them together, our old house still had graffiti on the white picket fence (haha, irony).
My mother recalled an instance in which a neighbor had a broken living room window and didn't fix it for the whole year. Cars got stolen down the block, then ours got taken, houses were burglarized. My parents bought into the development new in 1984 I think, but it just changed so much in the 90's.
