A good example of an simple overpriced LI house
This is a nice, small, middle class home that should be selling for no more than $320,000! It is easily marked $80k over what it is worth!
When are LI homeowners who want to actually sell in this market going to open their eyes? If you wait 5-6 years could you get that amount or more? Probably. Stop with the high price and you will actually sell! This isn't 2006.

You could always put in an offer of $320 and see what happens.

its wantagh, and seems to me priced accordingly, this house would have an asking price of $525k in 2005/2006

I'm in contract with a house in Levittown that's similar, maybe just a little bigger. Asking price was 300k, we got it for 275k. That house doesn't seem to be worth that much.

dont take this the wrong way, but wantagh will have a higher price. $100k more, i doubt it it, but i would say $60K to $70K. Its also in a nice area, south of merrick.

$400k for a 1400' sq ft house in Wantagh? LOL!! Look at these overpriced shacks. long island real estate - all classifieds - craigslist

An article on cnn.com this morning said sale price is averaging 16% lower than asking price for the "NY Metro" area...not sure if that includes LI but I assume it does. Based on that this house would sell for about 335-340K.
can any of our Realtor friends confirm or deny the 16% estimate?
