Honest unbiased opinion about Deer Park Please!!
We are a young couple with one child looking at a very nice house in Deer Park, however recently my wife started looking at blogs about the outlets and seems convinced Deer Park will be the worst place to live in a few years.
I wanted to know what people think of the outlets because there are other areas of Long Island that have business and the people are extremely happy because taxes are kept low because of those business.
Are people just trying to protect their neighborhoods or is the feeling out there that the outlets will be a serious problem?

The main problem w/the Outlets is the amount of traffic they create, especially around the holidays. They bring jobs, though the pay is menial. Deer Park is a decent, middle class place to live, convienently located with moderately priced housing. You could do worse in Suffolk County. The main thing Deer Park has going for it is affordability for the time being.

Most of Deer Park aint what it used to be.
Its not the outlets that concern me.
Go drive around.

crooks would you like to expand a little on your comments. I know there are those that's concerned about the people from wyndance and such but is it just minorities because Wyndance has been there for ever. I understand the traffic problem the outlets pose but can anyone honestly say the neighborhood has gotten so bad they have to leave right now?

Deer Park...solid middle class town, close to shopping, has its own train station, 10-15 minutes from the beach, plots are relatively small & its diverse. My neighbors moved there last year and love it. The further you buy from the Wyandanch border the better.

You have quite a bit of poverty encroaching on the area of late.
I know alot of the old guard are bailing.
I think there are better buys dollar for dollar.
If youre asking if DP is on the upswing or the down, Id have to agree with the latter.
Let the board offer some feedback.

Well since the borders for most Long Island towns don't have any clear distinction, what do you guys consider the border?
Would you guys consider Adams Street the border or more towards Deep Park.

^^ The best thing to do is to drive around, at all hours and see what neighborhoods you like. Not eveyone likes or wants the same things when it comes to a home.

nycbrooklyn, in case you are unfamiliar with the local geography:
What people refer to colloquially as "towns" are actually villages and hamlets, which are within actual towns; and, because villages and hamlets are referred to as "towns", then, many times, the error is compounded when actual towns are referred to as "townships".
Also, many colloquially refer to a "downtown business district" in a hamlet as a "village".

For those who may not be familiar with Deer Park:
Deer Park is a hamlet (an unincorporated area) in the northeast part of the Town of Babylon, inside the almost right angle formed by the Babylon/Huntington and Babylon/Islip town lines in the southwest part of Suffolk County.
Beginning on the north and moving in a clockwise direction, the Hamlet of Deer Park in the Town of Babylon is bordered on the north by the Hamlet of Dix Hills in the Town of Huntington (the Babylon/Huntington town line); on the east by the Hamlet of Brentwood and the Hamlet of Baywood in the Town of Islip (the Babylon/Islip town line); on the south by the Hamlet of North Babylon; and, on the west by the Hamlet of Wyandanch and the Hamlet of Wheatley Heights.
The Hamlet of Deer Park has a different border than does the "Deer Park, NY 11729" postal zone (i.e., a place can have a "Deer Park, NY 11729" mailing address and not be in the Hamlet of Deer Park and a place can have other than a "Deer Park, NY 11729" mailing address and be in the Hamlet of Deer Park): places that have a "Deer Park, NY 11729" mailing address that are not in the Hamlet of Deer Park are in the Hamlet of Wyandanch; and, at the same time, there are places in the Hamlet of Deer Park with a "Wyandanch, NY 11798" mailing address.

As I have written on another post in this forum, I graduated from Deer Park High School, went to college, then obtained my masters degree. I have loved living in Deer Park, and when my husband and I decided to buy a house, we looked here as well as other places. In the end, we wound up buying a house on the west side of Deer Park. We just fell in love with the house. Plus, there are entrances to every major highway/parkway off of Deer Park Ave. (Northern State, So. State, LIE, Sunrise). You can also get on the LIE from Commack Road, so we find this a very convenient place to live. Every single house on our street is well taken care of, and we have the best neighbors. As to what that person "Crooks" keeps writing, I have to wonder if he/she actually lives in Deer Park. If so, then I don't know what they are talking about - Deer Park is NOT at all crime-filled or on a down swing. Yes, we border Wyandanch, Who cares? This is NOT Wyandanch. Dix Hills and other towns border Wyandanch as well - should people not move to those towns either. It's so silly to say things like that because almost every "good" town has a not so great one bordering it. My suggestion is that if you love the house and the neighborhood, then you need to do what's right for you. Not everyone can afford to spend 1/2 a millon on a house. Just to add, the outlets have not really caused much traffic at all. In fact, they were pretty empty during the cold, winter months. I have not been inconvienced by them at all.
