Default 2 car garage in Brookhaven?

Hello all!
I have a large property in Bellport/E Patchogue and would like to have a 2 car detached garage built. My options are to find a steel structure and handle the foundation and permits myself or get one stick built.
I just returned from the home show at Nassau and was dissapointed (That's another thread!). It seems contractors think $40,000 is an acceptable price for a simple, 2 car garage?

Anyone have a garage built recently?
Care to discuss the details? Who you used, what you paid, etc?

What do you consider simple?
HOw many sq ft?
Cost of concrete?
Framing material?
Roofing material?
Insulated?
Siding?
Type of doors?
Door opener?
Windows?
Electric?

40K sounds a bit steep for a basic 2 car.
My father paid less than 6K to have his existing 1.5 car garage demolished and rebuilt.The only thing they saved was the slab. It was only a few years ago.
That included roof, siding, 2 double hung windows, and electric.

look in the pennysaver. about 27k for a complete 2 car garage with permits and all.
