Can you tell me about Kings Park...
I have recently started to look in Suffolk County for a home and was told that Kings Park was a good place to look. I don't know much about the area and any information would be helpful. Are there any parts of Kings Park that are nicer than others? How are the schools compared to the surrounding areas like Smithtown and Commack etc? Are there any landfills in the area? Also I noticed there were about 4 homes for sale on 9th ave... does anyone know of any issues with that immediate area? Also on Google Earth I noticed there was a large open area just south of 9th ave and was curious what that was. Any major crime issues in the area?

For those who may not be familiar with Kings Park:
Kings Park is a hamlet (an unincorporated area) in the northeast part of the Town of Smithtown, in the northwest part of Suffolk County.
Beginning on the north and moving in a clockwise direction, the Hamlet of Kings Park in the Town of Smithtown is bordered on the north by the Hamlet of Fort Salonga, Long Island Sound and the Village of Nissequogue; on the east by the Village of Nissequogue and the Hamlet of Smithtown; on the south by the Hamlet of Smithtown and the Hamlet of Commack; and, on the west by the Hamlet of Fort Salonga.
The Hamlet of Kings Park has a different border than does the "Kings Park, NY 11754" ZIP Code postal zone (i.e., a place can have a "Kings Park, NY 11754" mailing address and not be in the Hamlet of Kings Park and a place can have other than a "Kings Park, NY 11754" mailing address and be in the Hamlet of Kings Park): places that have a "Kings Park, NY 11754" mailing address that are not in the Hamlet of Kings Park are in the Hamlet of Fort Salonga, the Hamlet of Smithtown and in the Village of Nissequogue; and, at the same time, there are places in the Hamlet of Kings Park that have a "Smithtown, NY 11787" mailing address.

Kings Park is a nice solid middle class town. The school district is Kings Park SD #5 which is a decent district. I would compare it well with the surrounding districts. The Town of Smithtown landfill is on the far west side of town. When you talk about 9th ave or any of the other numbered streets you are talking about the older part of town around the village area. One thing to note is that the train runs through the village so on some of these streets you will get the train noise. The large open area that you are talking about may be the industrial area on the south/west end along Old Northport Road. There are several construction related industries located there and one that had an issue with illegal sand mining. There is also a golf driving range there. There are no major issues with crime.

One thing I would add is that Kings Park does not offer full day kindergarten.

Thanks for all the good information. Which area of Kings Park is more desireable.. is it the areas closer to Smithtown, closer to the water? I see that there are 2 landfills in the area is there a noticeable smell in the homes around them? I remember visiting a friend that lived quite a distance from the Staten Island landfill and the smell was still very noticeable.. is this the case in Kings Park? Also is there a problem with illegal apartments?

^^ Illegal apartments are rampant all over Long Island. They are in every town, so dont let that scare you away.

suffolkbound, what people refer to colloquially as "towns" are actually villages and hamlets, which are within actual towns; and, because villages and hamlets are referred to as "towns", then, many times, the error is compounded when actual towns are referred to as "townships".

Also, suffolkbound, many colloquially refer to a "downtown business district" in a hamlet as a "village".

It all depends upon what you are looking for. I think that one of the most undervalued areas is San Remo, which is in the northwest corner boardering the Nissequogue River. The one drawback in that area is that the plots of land are not very big. Another nice area is South of 25A west of Lawrence Road. A lot of colonials, splits, and high ranches in through there. I wouldn't worry much about the landfill, most of Kings Park is well away from it.

What is the traffic like on the Sunken Meadow/Sagtikos Parkway? I've been on it 3 times in the past month and never see anyone on it. Granted I am on it middle of the day during the week. Does it get backed up leading into the park at the north end on Summer weekends? There aren't as many exits on it - So I would imagine if an accident happens - it pretty much becomes a parking lot.

Relative to the rest of Long Island, it's a cake walk. I've never seen more than 2 cars on line at the park entrance, and basically once you get off the LIE, it's smooth sailing up the Sunken Meadow. I lived in KP for awhile, and I'd buy there in a heartbeat. It's not far from anything, but has a nice semi-secluded feeling that's tough to get on LI, while not being outrageously overpriced. Legacy of the mental hospital, I guess, which made it kinda undesirable years ago.
