Anything near the water in Islip or East Islip or even the nice part of Bay Shore could be considered 'decent.'
Just remember to stay South of Montauk!! Otherwise you get into spotty areas.

Even some areas south of Montauk in Bay Shore are a little seedy. Just being s of M. doesnt make it a walk in the park.

I agree, bayshore by the water can be beautiful, but i'v heard bad things about the schools. I think i will narrow my search of teh south shore down to:
Babylon Village
West islip
East islip
Sayville
Bayport/Bluepoint
Any advice??

^ Add these to your list.....Islip & Oakdale.
And dont always believe what you "hear". I know people who live in Brightwaters & their kids attended Bay Shore schools. 1 graduated from a very good college & the other one goes to Columbia this year.
FYI...most of Bay Shore north of the Southern State goes to the Brentwood school district.
You get out what you put in...all schools use the same textbooks!

Unless you are set on the south shore...I second RP and Sound Beach. It is a fantastic view over looking the sound from the bluffs...and schools are excellent.

MDTech...lets try to make this easier. Where do you work and how long of a commute can you handle? First things first, before we all start naming towns that are all over the Island.

Why not double your budget and go with Stony Brook or Head of the Harbor?

I think south of Montauk in a lot of towns are hard to get for under 400k.
There is one house I looked at in Bayport a while back, its a short sale just a few houses away from the water. Its price has jumped around a lot, the lowest it was listed for was 350k. The MLS # is 2128791. We passed on it because we don't like splits.

as I said earlier, im in melville and my fiance works at stonybrook hospital, so the farthest west we would go is about babylon or so, and as far east as sound beach. We looked into the sound beach area, and saw alot in our price range, but i cant seem to get a grasp on the area. It seems there are patches of good and bad areas/neighborhoods all over Sound Beach and RP, and can not get a straight assesment from anyone. Plus that is about the farthest I would be willing to commute, and only if we found a really great house. I really enjoy the south shore areas more with their quaint main streets and waterfront restaurants.
