We looked at it last April. The house is in good condition. When we saw it the floors in the den needed to be redone And one of the fans in the bathroom needed to be replaced. The neighborhood is gorgeous, its Bayport south of Montauk AND south of Middle Rd.!

Crooks, can you give me a breakdown of RP and SB, as to where are the nicest areas and which to stay away from? I've been in the area a few times as a friend of mine lives off of hallock landing close to the water. Im just not sure when checking listings which ones are in the few sketchy area in the vicinity.
In Rocky Point the whole area is safe. There are some folks who dont care for the bungalows by Broadway but theres some really beautiful homes near the bluffs there too.Its a really quirky little town, the area around Hallock Landing is excellent and so is the area over by Friendship Beach.

As for Sound Beach,the area by the square isnt the best but the same holds true.
Its a safe, friendly and affordable little beach community.Your dollar will go a little further there.

You'll love it out here. Plenty of SUNY SB employees in the area.

Great sense of community in both towns.

I used to commute from Rocky Point to Syosset (just south off South Oyster Bay Rd) and it was dreadful! Melville is a little closer, but the time of day can really make or break the ride. Rocky Point is a quaint community, no bones about it, but in terms of commute it is a bit far at exit 66. Some folks get off at exit 63, but doing that only puts you into more local traffic.

I dont know Beehave I commuted to Melville fom both and there's no real significant difference between 62 and 63 Echo Ave.

If you got a steal (albeit teeny) in SB Village with low taxes buy all means give it a peek but youre a little under an hour door to door from either at rush.

In fact if youre in Eastern RP you at least get the Billy Floyd which lands you on the LIE faster than Nicolls or Pat/Mt Sinai.

No matter how you slice it, mileagewise, Rocky Point is further east of Stony Brook from Melville. I can leave Melville and get off the LIE at the Sag, Willets, 111, Old Nichols or Good Ole 62 and be home sipping tea before someone leaving Melville at the same time pulls into their Rocky Point driveway.

But we are both a little off course here. The OP would rather his fiancee drive a long distance between Stony Brook and Babylon while he has a short hop from Melville to Babylon.

If you live in Strathmore perhaps. North of 25A is a bit of a stretch to the LIE.
As any Long Island kid knows, its not distance its travel time and we have a pretty clear path from RP via WF till Nicolls/LIE.

Affordable Beach, as alumni, wouldnt you agree that SB RP are tough to beat value wise North of 25A?

Crooks, I'll take you up on that race.

Melville (where I went to HS) to your driveway in RP and mine in Stony Brook. I'll be half way through a steak sandwich by the time you turn onto your block.

You can't forget that we in Stony Brook are only 8 miles from NS Parkway end and can use that route efficiently. You'd hit too many lights taking 347 all the way out to RP to make that route worth it.

thank all, and "beehave" that was a nice little dig, but the fact is that the hours she works 3 days a week at stony brook hosp. put her out of rush hour anyway and even if she did travel during the rush, its opposite going east. But anyway, im going to look more into RP and SB.
