In your price range with water proximity, I'm kind of partial to Babylon Village. Probably because I used to live there, in the Fred Shores area to be exact. That seems to be where you're looking.
Recently, I've had several occasions to revisit my old neighborhood, because I had buyers looking there. I have to say, it (still) feels very comfortable there and pride of ownership is definitely visible.
Waterfront property is limited, so there is always a market for it - they just don't make it anymore
There are a few ways to get to Melville from there (some less travelled ) and access to major highways isn't bad either.

Regardless of where you buy, on or near the water, North or South, keep in mind that you will need flood insurance in addition to your regular HO insurance; rates are regulated for that, so they can't take you over a barrel...

By way of Melville N25A Stony Brook is faster to reach using NSP --> 454 --> Old Willets --> 25 --> Edgewood --> 25A it is a short hop. No dealing with 347.

If I had to choose Sound Beach over Rocky Point, RP would have my vote. Having lived in both Rocky Point and currently Stony Brook, I do prefer Stony Brook while you having done the same (albeit in reverse) prefer RP. Truth be told, we each have a spot in our hearts for our former locales.

Babylon while further east, is further south and takes a little more time to get north. It's a more convenient ride to Melville than to Stony Brook, let's be honest.

You're looking for a water community -- do you like the beach, sailing, power boating, or just being close to the water? That will also help in deciding on a water communities. If you're all about the beaches, the south shore blows the north shore away. If you're into sailing or boating, the north shore wins. If you're a fisherman, you have it good all over!

In terms of towns, I would pick Babylon Village over Rocky Point (I've lived in both as a young newlywed.)

Sold, and I agree that route would win.
(I used to backroad to the Sag. from the H Section....347 is totally useless.)

I love both towns for different reasons.

Stony Brook for its culture, schools and diversity and progressiveness.
Rocky Point for its affordable waterviews, charm, earthyness and Mayberry vibe.

They are both great towns but I do still wax nostalgic for my days in 3V.
I wish I could merge the best of both.

If youre going to go south shore
Babylon Village is an excellent choice.

Having lived in both as well, I just prefer the North Shore, and IMHO theres no better value than Rocky Point.

I agree with Elke, Fred Shores, Babylon Village (I'm slightly biased because I live here). Great neighborhood with a variety of housing stock and prices. The beach club, the village, easy access to the city, what more could you ask for?

I see all of your points of view, and thank you all for the much needed advice. As far as the water I feel like the water is more accessable on the south shore, as far as going to the beach or dumping the boat in the water at the local ramp. The only experience I have of boating on the north shore is towing the boat down to port jeff, waiting on line for 45 minutes to put it in and then beginning additional 45 minute trek out of the harbor at 5 mph. If ne one else has other nice spots to bring a boat on the north shore please let me know. I am partially bias as well because I grew up hangin' out at my dad's house on a canal in bluepoint with the boat in the back yard ready for a day trip to davis park on fire island or just a quick 30 minute cruise. Are there any hanh outs on the water in the north shore ie: bars or restaurants that you can drive the boat up to?

Not for nothing but I wouldnt rule out Patchogue Village either.

No doubt the South Shore is more boat friendly but Danfords and Claudios come to mind.I dont know if Cocos is still around.

I know many people who keep/launch thier boats on the South shore but raise their kids on the North.

There are places in the Huntington area where you have public access to launch your boat. Price range might be tough, but not impossible in this market...
