Agreed, but you aint buying a waterview for 350k in Northport Village.
My neighbors are from Northport, they came out to Rocky Point in search of affordable North Shore waterviews.
Theres still a few pockets left. Kings Park should be a consideration too.
Not sure how close to the water you can get under 350k but it may be worth a peek.

massapequa. we have tons of beaches and some are right on the ocean. lots of parks as well with free concerts.

Northport is definitely great for boats, the downtown Main Street strip has some great restaurants and shops, the park on the water is a fantastic place to hang out. The schools are decent (although our taxes are pretty high and the money isn't spent wisely, IMO, but that's another thread) and it's close to the LIE, LIRR, Northern Parkway, and shopping in Huntington and Commack.
That said, 350-400 will not buy you any house within one mile of the water (the OP's requirement). You could probably find a fixer-upper within two miles of the water, and still within the village boundary (if that's important to you). You could definitely find something outside of two miles and still within the "Northport postal boundary".
What about renting a house? You can probably find some decent deals in this market, and possibly find more buying options later.

what about sb, and evebn though there are no floods, do you still have to have insurance for it?

I'm in Lindenhurst and have to carry the highest insurance for flood (zone 1 I think), it costs us approx $700 a year.
