Best Towns/Communities on or near the water?
Hi all, I am trying to find the best areas to buy a house on or near the water between 350 and 400k. I started looking around Babylon Village, does anyone have any other suggestions. Good schools? I know my budget is tight for such areas, but I love being on the near the water. Oh yea I am looking anywhere from lindenhurst on the south shore to Miller Place on the north shore, but no farther east or west.

How far do you consider "near the water" to be? What size of a house/property are you looking for?

If on the south shore i'd like to be south of Mtk highway(main street) on the north shore about the same maybe 1 mile or closer. I really like the babylon village area, and there are a few very small houses on the water (canal) in my price range, and some larger ones within a few blocks. I would like 3 bedrooms, 1.5ba or larger property is not that important if very close to water. Can u think of any similar areas?

For 350-400K the only place I can think of south of Montauk would be Lindenhurst & West Babylon. You may find something in East Islip, Islip or West Islip for 400k...but its going to be crappy and need alot of updating.

I'm in Lindenhurst south of Montauk on a canal right near the bay and prices have definitely dropped to the point where you can get a 2-3BR house for under $400k. The only thing is that the lots are pretty small.
We didn't plan on moving on the water, it just kind of happened this way, but we love it in the summer. Flooding has not been a serious problem, the street will flood a bit during very big storms, but it is never reached my house.

You can find plenty of walk to beach with waterviews under 400k in Rocky Point and Sound Beach.
Hands down best buys on the North Shore and no flooding issues to contend with.

Thanks rocafeller, i had not considered east islip, but I am now.
Crooks, can you give me a breakdown of RP and SB, as to where are the nicest areas and which to stay away from? I've been in the area a few times as a friend of mine lives off of hallock landing close to the water. Im just not sure when checking listings which ones are in the few sketchy area in the vicinity.
