I moved from South Eastern CT, to Patchogue, three years ago. I love it here. We're an early - mid 30's couple. There are a few bars in the downtown area and lots of local live music within a short drive or walk. The Village has a beach club w/ a pool you can join and they are building a new YMCA. Summer offers a plethora of entertainment options too. (Alive after Five, Speed Boat Races, concerts, etc)
I live within a few blocks of Main St, while there are some sketchy areas; I've never felt unsafe walking my dog alone.
If you are planning to have kids, you might want to re-think Patchogue because the schools have a horrible reputation. (we have no kids) In the market we are in now, I'd also re-think a condo. In a declining market, condos and co-ops aren't usually easy to re-sell. Plus, condo fees are REDICULOUS out here!!! (have you looked into fees yet?) $500 in monthly condo fees could = the same monthly payment as a HOUSE for about $100,000 more.
Good luck.

It seems like it's still a "go" just on a smaller scale. *fingers crossed*
