Patchogue - Bay Village Condominiums - Opinions?
I'm looking to move from central CT to Long Island, and the Bay Village Condos in Patchogue caught my eye. We're looking more in Suffolk since real estate seems more reasonably priced than Nassau, and we're looking for a Condo.
I've read most of the other threads relating to Patchogue, and it seems the general consensus is like that of any town... some good areas, some bad. The town as a whole seems to be making a comeback, from what I've read.
We're mid twenties, no kids, just out of college for the most part.
Anyway, for those of you familiar with the area, how is the area around the Bay Village condos? Is this one of the good areas of Patchogue? How is S. Ocean Ave? Mostly homes or any businesses? How is the shore in this general area?
We're probably going to check out the Condos in person next month. I know there are probably some realtors on the board, so if anyone has any information on these condos please feel free to let me know.. (final sale prices?? I've heard they have been closing significantly under listing price).

On LI, the Village of Patchogue is considered a possible gem in the making, but driving through there recently, the apparent rebound of the early 2000's is a going south quickly again. The condos look nice, but a good chunk of downtown is vacant, and the school district is considered to be declining. How much of that is based on the fact that the schools are really getting worse or that the Hispanic population has dramatically increased in the last 10 years..that's up to you. I'd spend a good amount of time in town..at night...before making a decision to buy there.

I totaly disagree. Its holding up well. Show me a downtown that dosnt have vacant storefronts in this economy.

I agree...it will either be divine or an abysmal failure.
Im an optimist on Patchogue.It's come a long long way.
(The Schools are questionable though)
If youre looking for a good buy, I say screw the condo and get yourself nice bungalow on the North Shore by the water in Sound Beach.

That's probably a better option. Anything close to River Ave. I would avoid.The businesses on Montauk Hwy and the scenery seam to be improving though.

Those condos look great. I know someone who is interested in one.
But I did live in patchogue for 8 years and still own property there. It has so much potential ; a decent train system, a walkable town with some good good places to eat, lots of summer activities going on, ferry to Fire Island. It still needs help, but maybe its a diamond in the rough ; it will never be the Hamptons, but something like Sayville would be nice.

It'll either be Sayville or Copiague.

Pontieri's doing a hell of a job though, and if that Tritec thing ever comes to fruition...Patchogue is going to recover quite nicely.

Patchogue has some of the same vacant store fronts for 10 years, and now they've added new ones. Ocean south of Montauk is horrendous.
I really do hope they can bring it back up.
