Default Advices please about Lynbrook!

We are narrowing down to Lynbrook finally and I would very much appreciate any ideas on what areas are better than others, also considering our budget of under 500K. Thank you!

Have you been looking at houses yet? It's all a personal choice, not sure if you have children or not. We live on the south side of Lynbrook and are very happy here. I know plenty of people who live on the north side who are just as happy. If you have children, I do prefer to live here b/c it is much easier when they are in high school in terms of the commute. I also like that the middle school (Lynbrook South Middle) is not on a major street.

I grew up in Lynbrook but went to district 24 which is valley stream schools. If I was you, I would look for a home with District 20 Lynbrook schools.

A few things my parents didnt like about Lynbrook were the village taxes, and that you could not park on the street at night between 3am and 5am.

I, too, grew up in Lynbrook. I agree that you should stay within SD 20. Apart from that, there are no really better or worse parts of Lynbrook. Great town.

I'm starting to check houses next week. I don't have kids but would like to buy a house with good resale potential. I also would love to be near a "green" area, like a lake, or park with bike paths.. is there any specific area for this?

inichka, bear in mind that about one-in-seven places that have a "Lynbrook, NY 11563" mailing address (1,549 acres) are not in the Village of Lynbrook (1,290 acres).


For those who may not be familiar with Lynbrook:

Lynbrook is a village (incorporated in 1911) in the central part of the Town of Hempstead, in the southwest part of Nassau County.

Beginning on the north and moving in a clockwise direction, the Village of Lynbrook is bordered on the north by the Village of Malverne and the Hamlet of North Lynbrook; on the east by the Hamlet of Lakeview and the Village of Rockville Centre; on the south by the Village of East Rockaway and the Hamlet of Hewlett; and, on the west by the Village of Valley Stream.





The Village of Lynbrook has a different border than does the "Lynbrook, NY 11563" ZIP Code postal zone (i.e., a place can have a "Lynbrook, NY 11563" mailing address and not be in the Village of Lynbrook and a place can be in the Village of Lynbrook and have other than a "Lynbrook, NY 11563" mailing address): places that have a "Lynbrook, NY 11563" mailing address that are not in the Village of Lynbrook are in the Hamlet of North Lynbrook and the Hamlet of Hewlett; and, at the same time, there are places in the Village of Lynbrook that have a "Rockville Centre, NY 11570" mailing address.

we're a few blocks away from lynbrook in SD20 and it's a lovely area. i would love to buy here, if we found the right house, taxed ok and ample room to grow. unfortunately, the taxes are on the high-end compared to other great towns. but we have noticed the prices dropping significantly around here. we've been looking for a year now (we had different circumstances at first) and last year at this time you couldn't find more than one or two homes in under $400k, but now - there are many, many homes priced well under $400k. this weekend there is a great little 3 bedroom ranch for sale (open house) on main st. in SD 20 (East Rockaway) for $407k, full finished basement, bath in the masterbr -the property size is large too. it would have easily been on the market for over $500k last year, i'd bet.

Valley Stream District is considered low performing (by Long Island standards) with an undesirable gang element in the high schools.

I grew up going to school in District 24. The schools have really changed just like the town of Valley stream has over the years. If I was going to buy in Lynbrook I would buy in Ditrict 20. Also if you find a home in Valley Stream you like, try to be in the Hewlett School district.
