Yeah, they don't always catch it, but as a buyer, why take a chance like this? If jmax is purchasing the house he should insist on all CO's being in place. Why take on someone elses problem?

Oh I definitely agree, especially if it's something major like creating new living space, adding a bathroom, and so forth.

The shed and the hot tub could easily be CC'd (or even completely removed) at any time and my nephew feels that the property taxes are more than onerous enough without adding more fuel to the assessment fire.

On my last house I added a second-floor balcony without a permit but made sure it was to done to code "just because". I wasn't intending to ever move but as we all know, Stuff Happens (!) and so I got the CC taken care of before I actually put the house on the market.

Ironically the first thing the buyers did was to remove the balcony; guess they didn't like the look. Had I known, I could have saved myself the expense of making it legal!!

I can't tell you how many horror stories I have heard (or been involved with over the lack of COs. I wonder sometimes what the heck people were thinking.

They weren't thinking
I remember one homeowner telling me: "another agent told me they have lenders that don't care about COs, so why do you?" Duh

Another thing about getting a CO at the time the improvement is done: local codes can and do change.
If you get a CO today and rules change tomorrow, you're ok; if you didn't get it today and rules change tomorrow, you have to bring your improvement up to the new code before you can get a CO - more time and money!

Seller is applying for CO. There is an open permit for the addition. Do we know how long does it usually take for the CO to be approved ?
