Default Average Home Owner Insurance (Sound Beach/Rocky Point Area)

What is an average price for H.O Insurance in this area? I am looking at houses and just want to see what locals already are paying.

1800 sq ft cape cod in SB....$1850 a year with 5% hurricane deductible. No flood ins. needed here.

Wow....$1850 is expensive! Does the price go up the closer you live to the shore? I am in Lake Grove and pay $1350. I do have a high deductible though ($1000). My hurricane deductible is also 5%. My house is about 2000 sq. foot, not including the basement.

Believe it or not that was the cheapest we found too!! The policy is relatively new (started in Jan 08)...so there is renewed hype about the island getting wiped out by a hurricane. I believe older policies for a similar house are cheaper...or so I am told.

I was also surprised at the large number of companies NOT writing anymore for Suffolk/Nassau due to the perceived threat.

I asked them specifically about the relationship between hurricane risk and higher premiums (not telling that I am a meteorologist)...the answer I got from 3 companies was the exact same...that Long Island has not been hit directly in a very long time and we are "overdue".

They also included my proximity to water as another reason...even though I am 200 ft above the sound on the bluffs.

That my friends is the largest load of you-know-what out there. This year...or any year for that matter...has not better chance than any other. The "matter of time" argument is garbage because the physical threat is not any greater than it was when rates were lower.

What is probably a more realistic reason is the high amount of growth on the south shore in the last 30-40 years where damage is much more likely with a big storm.

Not in that area, but in Patchogue, not in flood plain and paying the cheapest I found, $1,850 a year! Ridiculous.............they are worried about the "great hurricane" it seems as I was told.........thanks to Katrina!

We're currently looking for insurance for the house in Levittown we just bought. Our first quote is something like $850 a year. That's way less than the ones you're talking about. I can't believe it's that much cheaper. I wonder why.

1850 is a little more then what I thought. I was thinking about 1500. But it is do able.. I guess the closer to water it is the more expensive. I don't know how close the house is from the water but it is considered sound beach.

Is it north of Lower RP Road? That was kind of the cutoff they gave me...although it is garbage because its 200 ft above the water.

Definitely shop around. I went with Castle Point Ins...they are very nice...but you might fine cheaper.
