It's a bit out of the way, which is what I dislike about that area. Pretty much nothing is nearby. (I lived in this area until very recently.) Noise is only an issue if you have one of the houses that backs onto New Highway--because the houses have no yards, you're on top of the road.
The lots are tiny. If you're looking to buy in there, be sure you can stand being able to have your neighbors see into your house. The idea seems to be to cater to people who want condo amenities and ease of maintenance but want full size houses, but I find it almost claustrophobic. I lived in cities for years and am used to crowded row-house areas, but I find Country Pointe and similar developments very difficult--it feels much more overbuilt because they're McMansions on very small lots.
Also, because of the way the district chops things up, kids go to Paumanok which is some distance away. The surrounding area goes to Sunquam (and the neighboring Avalon complexes to Signal Hill, if I'm reading this map right).
