Can anyone give me any feedback on this co-op community? I know Oakdale is a nice area but it looks like this community may be close to the railroad tracks? Being that Oakdale doesn't have a downtown area, how close is the town of Sayville? Any advice would be appreciated!!
NYTiz, the Hamlet of Sayville is to the immediate east of the Hamlet of Oakdale.
For those who may not be familiar with Oakdale:
Oakdale is a hamlet (an unincorporated area) in the southeast part of the Town of Islip, in the southwest part of Suffolk County.
Beginning on the north and moving in a clockwise direction, the Hamlet of Oakdale in the Town of Islip is bordered on the north by the Hamlet of Bohemia; on the east by the Hamlet of Sayville and the Hamlet of West Sayville; on the south by the Great South Bay; and, on the west by the Hamlet of Great River.
The Hamlet of Oakdale has a different border than does the "Oakdale, NY 11769" ZIP Code postal zone (i.e., a place can have an "Oakdale, NY 11769" mailing address and not be in the Hamlet of Oakdale): places that have a "Oakdale, NY 11769" mailing address that are not in the Hamlet of Oakdale are in the Hamlet of West Sayville and the Hamlet of Great River.
I'm thinking of looking at units there but was curious about the monthly maintence fees you have to pay in addition to your mortgage. Right now I have a basement apartment with everything include so all this stuff is kind of new to me.
Do all residents of the facility have the same monthly maintence charge? If so, and you live there, would you mind telling me what it is currently (you can send a PM if you want). I tried calling over there a few times today but got no answer so figured i'd check on here for the hell of it.

The 1-bedrm units average around $575 monthly maintenance, which includes heat (gas), taxes, and general maintenance (grounds, lawns, snow removal, etc). Two-bedroom units are around $750. 50% of the maintenance fee is tax-deductible.
Electric on all units is additional.
You are also responsible for cable, phone & internet.

I'm looking at a studio so I'm guessing that would be closer to $500/month then. I really don't know single people do it. If I borrowed 105k (the *low* end of what it will probably end up being) at 6%, my mortgage would be around 630, + 500 for maintence, plus electric, cable, internet it's close to 1300/month. I pay 700 now for everything. I know it's throwing money away but that's a huge difference. I also have a car payments and other bills, and I like eating daily. It wouldn't be possible to make everything
It's just frustrating. You have to somehow save like 30 grand to put down in order to make sure your mortage isn't bad. The sad thing is I'm talking about a STUDIO here. I'm not exactly striving to acheive some kind of status. Sucks.
