You can buy a condo for 200k and I am looking at a lot of short sales and "fixer" homes in certain areas. So it is do-able. Short sales are nicer but the ppl mess it up a little since they have to leave their homes. But 200k on long island is possible.

I think Brookhaven doesn't allow trailers on property, but will allow a modular. There's a few modular dealers on LI and a few that will deliver to LI as well.

Condos are more expensive than co-ops but you actually own the rights and the space between the walls. Co-ops you basically own shares of a corporation...thus guaranteeing you the right to live in that space. Regardless, it's probably a better option than owning a trailer home that will probably fall apart. With condos and co-ops, you pay a maintenance fee and if something goes wrong, the building mgr/super just comes and fixes it for you....and they are generally a lot nicer.

thats funny, theres 349 listings in nassau and 1042 in suffolk for single family homes from 125-200k
2nd, any nice condo or co-op is gonna wind up costing as much or more than a house. i was looking into both, some of them can have maintenance fees of $800-$1000 a month alone. not to mention, youre still living in an apartment building. its also more difficult to get an FHA loan for a condo/co-op, which unless u have 20% down, theres a good chance you would be using FHA. and with that said, i bought a small, move-in condition house in bay shore for 221k a few months ago

ok, yeah but if you pay lower than $200k for a HOUSE, most likely it's not going to be in the most desirable of areas. I would rather buy a more expensive house and at least know I will be safe alone at night. (I'm a single young woman).

I dunno bout that. I found a few houses that are at or under 200k in sound beach/rocky point (they need work but nothing major.) and a few in bellport. I think these are ok areas. Of course there are some that are wayyy cheaper in the bad areas but it is possible to find a house that is a short sale in a nice area. We put an offer on a short sale in bellport & they accepted.

also though...that's so far from the city...the further out you go generally they are cheaper...obv, with exceptions...southhampton and the like. It's not IMPOSSIBLE...it's rare to find a decent house in a good area under $200k...and I mean legit house- not condos etc.

And why not if they are supposedly "just as good as a house?" Is it because they are not fixed to a foundation like a house?

Bellport over Sound Beach or Rocky Point.
Unless its south of Montauk or up by Yaphank (and I doubt it highly) I would definitely, definitely rethink that one.

To answers someone question about the syosset trailer park, I work right near it and from what I can see it looks as if a lot of the trailers are boarded up, but the ones that arent still look as if people are living in them.

haha ppl need their facts straight.. its cool
as for trailer parks... and the integrity of trailers... im sitting here at my computer in a 12X15 bedroom in a 24X80 double wide with a 10X15 extension ,..3 bedrooms 2 bathrooms eat in kitchen, dining room and walk in closets.. it was made in 1972 and its great..very spacious. i like my trailer just as much as say, a ranch style house. we own the trailer outright, paid $148,000 and pay $600 a month rent for our 50X150 plot of land. my neighborhood is generally well kept and quaint (i live in bunker hill trailer park in bohemia off church street)... who cares if we are surrounded by $500,000 - $600,000 houses. however, there are a few pretty Moderator cut: language trailer parks on long island. as for resale, when i walk around my neighborhood, i see listing prices ranging from $50,000 to $190,000...i think bohemias a great place to live, and my trailer park is just an alternative to buying a house here.
