The taxes are a hit or miss. Average around 8k-12k. I just cant swallow paying 350K for a "starter" house. You know the deal...the further out east you go the more your $ goes!!

maybe look into brightwaters or bay shore south of montauk (although that might be too pricey)... what is the price range he's looking to be in? and is he putting kids thru school?

Not really
Actually once you get a little east of the Wm Floyd on the South Shore it really goes$$$$ up.
Anything decent in Center Moriches is up there as well.
I guess the same could be said for NoFo too.
