I live in Yaphank near Suffolk Police headquarters. This is also a nice area with a lot of good children and the school district is South Country as well.

The house is really close to sunrise. The sevice road to get on it is a block away. I am not worried about schools just yet. I have two small babies, and even at school age how bad can Kindergarden/elementry school be? We would be ready to buy a more expensive home by that time ne way. Taxes are decent too.

If its just North or Sunrise, youre dangerously close to the worst area in Brookhaven.
If its just south of Sunrise, you are out of your mind.
Keep in mind you'll need to sell it someday.
I really think youre wrongheaded on this one... but to each his own.
Id give Sound Beach a closer look.

Agreed, just south is HORRIBLE, and dangerous. Listen to crooks, if you dont want to go out that far, check out centereach,selden,patchogue. I like patchogue a little better than centereach/selden, but the schools are worse.

are you remembering the advice we all gave a while back about checking out the library, driving the neighborhood & every access road to it after 11 PM on a saturday night, eating in a local place....you need to REALLY spend a good deal of time in an area before you'll know if you're getting screwed.
I agree that your budget maybe too tight for homeownership on LI & you maybe better off renting. If you cant find a house in RP, SB or Ridge that fits your budget & needs something is wrong.

Think about living in a place with a private lake with beaches where your kids will learn to swim & fish & sail, having a clubhouse with kids parties, holiday parties, ladies bunco nights & teen nights all surrounded by acres of hiking trails & amazing wildlife. This area has SO much to offer vs a place like north bellport or gordon heights.. I drive 46 miles EACH way to work, there is no better feeling than LOVING the place you come home to.

Coudnt agree more.
These towns all have lake or beach clubs and access to some of the finest trails in NY.
The QOL here is fantastic.
Like Kelly in Lake Panamoka, I love what Im coming home to in Rocky Point.
