How many bedrooms/baths are you trying to get at that price point? Do you have lot size in mind or any other must haves? What is the highest you can go on taxes? with a budget of 200k some areas will bring your monthly tax bill almost as much as your mortgage, have you factored that in?

at the moment there is nothing for $200 in Lake Panamoka, but in the last 6 months there were two distressed properties that were in decent shape that sold for less around 150. I believe both were cash deals.

I'm still saying that you are reaching for homeownership so badly that you are going to regret it. I'm SURE there are house rentals in North Bellport, why not rent for one year-save every dollar of the difference that your mortgage would have been & see if you truly want to buy there when the year is up.
You must have big dreams for the 200k budget if your not finding anything in SB. You'd be better off in the house in Mastic than in North Bellport I think.

At 200k, you are either living in one of he worst neighborhoods on LI, or wuill have a major fixer. I think you'd be better off renting, and trying to save enough to raise your budget a bit.

However, there are a few houses that could fall in your price range, but you'll have to compromise by having a small house and small lot size. If you want a beautiful big house for that price range, then yes, you'll be in a terrible neighborhood.

The foreclosure next door to my property went for $210,000 in the village of Patchogue. I know that house and know that it had two new bathrooms, new kitchen and was in super condition. The only thing it may have needed was a new front door!!!

Stay away from North Bellport.

We are getting the 203k FHA loan which rehabs homes so no heat is not a problem but we would prefer a heating system when we move in because of our kids.

1. we are looking for 3 rooms. I will not settle for less then 3 if I am buying. They don't even have to be huge. Just 3 basic bedrooms. 1 bath or more. Backyard a decent size. Not really picky. The main thing is having a washer/dryer hook up somewhere.

2. I know most ppl on here are saying we are going about it the bad way. I hope this will explain a bit better. I wanted to rent another year and next year try to buy but my fiance is all about RUSHING things right now. I dunno what his thinking is. So far I have no complaints about the houses I did see in RP & SB. He is the one being soo picky. He wants a basement or a nice sized attic, he wants huge rooms, and he doesn't mind a fixer either but for the things he wants I keep having to explain to him that for our price range we can't have all those things. So first he says he wants to live in RP or SB because his 2nd job is in that area, then he says he doesn't want to but it has to be in the east. Nothing further then Ridge. It also has to be close to 27A or 495. So I am doing my best searching and trying to find what he wants. Finally we found this house in Bellport and we both liked it so I figured FINALLY this is the one. He says he doesn't care about the area too much or the schools, etc. But now because so many ppl are putting it off it worries me. So maybe this explains the home buying issue with me & my fiance for you guys.

I also found these things to be said about bellport on another thread and I say it was much nicer things on there then on this thread.

Shoprite is also rumored to be opening on Montauk Highway in the old Waldbaum's in East Patchogue.

There's a decent downtown in Bellport Village, and nearby Patchogue Village is also on the rebound. It's the stuff in the middle (East Patchogue and North Bellport) that's very rundown.

Ill have to take your word for it, I know up near Yaphank is very nice but I wouldnt be comfortable that close to the N. Bellport line.
(Which by the way is as bad if not worse crime wise as Brentwood, CI and the Danch)

Sunrise separates the riff-raff decently. It's kinda like how CI or Brentwood doesn't leak into Hauppauge because of the LIE.

Of course, Bellport is no Hauppauge. But it's hardly hell.

Bellports an odd duck.

The Village is stunning and up near Yaphank is really nice but the middle is really God awful and unsafe.
