Go to the 7th precinct on Wm Floyd Pkwy in Shirley and ask the desk sargeant if Mastic Beach would be a good place to live. He will know dozens of felons who have passed by his desk who now live in prisons upstate, but used to live in Mastic Beach. If you use the megan's law website, you'll see how 25 registered sex offenders live in the town. Compare that to Sound Beach, a similar town, but on the North Shore, there are only 2. I talk to people who live in Mastic Beach, and they wish they didn't, but now they're stuck. Lots of rentals that used to be for summer homes are now for those who can least afford housing (single mothers w/ children). Long Island is just that, surrounded by water. There are other places near the water. I would avoid buying/renting in Mastic if I could help it.

Hey Teaches, just curious, how did it get so bad? The area is so gorgeous as is the beach and the marina. What caused the neighborhood to fall to crap?

Also, what's the going rate for houses in sound beach?

Househunter do your own driving around and make your own call.

One thing i learned about people here is there quick to freak out over things and make them worse then they are.....
I lived in many areas trying to stay away from the new queens popping up on just sold farm out here...
I have yet to see which neighborhood doesn't have the problems they all have with sex offenders and just plain jerk offs living across the street or pot heads that don't see the problem....or whatever...
It's all the same... just some people..... most people here never leave there block and or use a different route to and from the store or work and have no idea about there own neighbrohood..

Case in point... read the jets dumped on l.i. thread.

Sound Beach is a much much much better buy.

Its an old seasonal beach community that was overrun with Section 8 in the 70s/80s and never came back.

Being downstream from BNLs no picnic either, there a reason why the scientists from the lab dont live there.

Look North.

Try Ridge(Panamoka), Sound Beach, Wading River, Rocky Point.

Sound Beach is getting destroyed. I drove through just today. In some places 1 out of 5 homes is for sale. It's scary. Looks like a lot of regular working class folk are out of work.
