These are the exact same issues I have with RP and SB. I like the area but I just cant find the nerve to buy a 350K home next to bungalows. I like the bungalows but they are to small for my needs.
Back to the OP...I would try to get in Stony Brook if you can. Have you thought about Kings Park? Its relatively cheaper than SB & you will still be close to family.

I've lived inStony Brook for over 40 years, and I love it. But there are some drawbacks. One of them is that a lot of other people seem to love it, and it has gotten very crowded and built up. Back in the day, Nesconset Hwy. used to be a great place to take your car on to see if it can run steady at 100 mph. Now it is bumper to bumper after 3:00 on weekdays and most of the day on weekends. Also, the school system, while excellent, is also really huge and incredibly competitive. If your kids want to play sports or act or sing they have to already be starts by the time they get to jr. High, or they'll be sitting on the bench (or in the wings) their entire secondary school career. Also, with all the SUNY professor kids, if they only have a 3.8 GPA, they'll probably be in the second 20% of their class. But all in all, it's a great town. The best home prices are in the "letter" sections south of 25A. They were built by Levitt in the 1960's, and they are real kid and family friendly. Also offer the easiest commute. But there are plenty of other great areas that offer better this and worse that.

Thanks Guys, you have all reaffirmed my previous houghts on these areas, i'm probably going with the mild fixer uper type in Stony Brook, and hope the market corrects itself over the next 10 years or so.

Apparently you missed half of Rocky Point Rocs.
You will not find much smaller stock to the west in Pickwick, The Tides,Tides North,Oak Hills, The Historic District or the Terraces.
You only looked in North Shore Beach.
Id give Western RP another peek.
IMHO Best bang for the buck on the North Shore.
350k will do you very well.

The problem is that the bottle necks start building after exit 62....exit 57, exit 53, etc. So the time you waste getting to the Northern State via 347 the Northern route or even taking 83, you lose sitting bumper to bumper anytime after 8AM on the LIE. You're screwed either way. My wife and I talked about it this weekend..I love the 3 Village area, but we are not even going to look there because we hate dealing with 347 so much. My commute has been 15-20 minutes for a few years, and hers is about 20-25...I won't go over 30 minutes again.

I agree crooks. BUT...you can pretty much get into any town now for $350. So I think I will stay where Iam rather then moving to the boondocks! (JK..its not that far out) lol.

Yep, but can you do it for under 300k with low taxes, good schools and a waterview?
