Miller Place / Sound Beach will get you the most bang for your buck. All the towns your are looking in are actually quite similar. They are all wonderful places to live as long as you can work in the vicinity. The homes are all over the road, from beach cottages to contemporary monsters. If I remember correctly. Rustic Acres which are the homes back behind the Miller Place Pond b/t Sylvan Ave and 25a were right up your alley.

Rustic Acres is very much like The Tides and Pickwick in Rocky Point.
Planned community,curbs, streetlights etc.
Both great areas, my buddy lives there and loves it.
I like old school MP/SB/RP...its very un LI and charming.
(lower taxes too)

I have to agree with Crooks, I have much easier access to Wm Floyd that RP & SB but I make to MASSAPEQUA in 60-65 minutes during the morning rush.
Do you drive a moped Dman?

Yep, that's a nice little area.
Are all the houses on Stony Brook Road north of 347 3 Village district, or is some of that Centereach or Sachem? There are some Levitt homes up there too, some that look identical to the affordable section of Mt. Sinai.

What happened to the water view? So we're talking about South of 25A now?
Mapquest: I took a random address..Grant ST in Rocky Point, right next to 25A, asked for directions to Melville, dragged the route over to WM Floyd. They list it as 48 minutes, 38.13 miles. I assume that if you leave at 5 AM and do 70 on the highways, you can get there in about 35 minutes, but let's talk about 60 MPh when the road is open, and then be realistic if you are driving during rush hour that you are going to be lucky to average 40MPH the whole trip. If I had time to kill, I'd make the commute that way to prove a point, but I'd rather not waste an hour of my life.
Anything under an hour to Melville is a pipe dream. 65 minutes to Massapequa may be possible in the early because Sunrise is decent, but coming home? The Oakdale merge? No way 65 minutes if you're driving between 4:30 and 6 pm. You guys must own helicopters.

I actually have a hovercraft.
Its not that bad Dman and its a great place to live, you can be as right as you need to be, I think youll be here someday(if you dont talk yourself out of it).
Can you really put a price on QOL? Is the extra 10 15, 20 minutes gonna kill anyone?
Its all about loving what youre coming home too.
If I only wanted convenience, I'd be in Western Nassau.
