If you work in Melville why move that far out? There are plenty of great areas on the North Shore that are much closer. Northport, East Northport, Greenlawn, etc.

I work 20 minutes from where I work..on a bad day. With school out now, more like 15. I've driven from Mt. Sinai to my job..it's 50 minutes. Rocky Point is at least another 10.

45 extra minutes extra each way during rush hour, 5 days a week, 46 weeks a year..that's about 14 extra days of my life driving each year as opposed to playing with my son, cooking dinner, playing hoops, running, drinking heavily . I'd also be 30 minutes further form the city.

That's QOL to me. Your mileage may vary. I'll take 250 sq ft less for 14 days of my life every year.

Again, I like Rocky Point. If I worked East of Exit 62, I'd consider it heavily. I spent about 6 years doing an hour commute each way. Never again.

QOL is great out here and its plenty convenient for most.
(For the record most of my neighbors work west of 62...some even work in NYC ooooooooooooh scary.)

But you sold me Dman, you wore me and my hovercraft down.
I think Im gonna move to beautiful central Brookhaven, maybe Farmingville or Medford for better LIE access and good times with the youngsters.

A 4 bedroom 1.5 bath house built in 1975 on 1/4 acre, some updates...listed at 450K in the general area I live in now. They aren't getting that, lets say 425-430. I'm talking Bohemia, Smithtown, Nesconset, Islip, Kings Park, East Northport ..places like that. Farmingville and Medford ain't on my list.

425 in Rocky Point..more land, more updates, another bathroom, maybe even built in the last 15 years!! If I had to work 3 days a week, it'd be worth it. But 5 days a week an hour each way? It's not just convenience, it's "life balance", to coin a corporate term. But, we know where each other stands, so I guess we should put it to rest. I feel compelled to chime in when you tell people that it's a short commute from RP to Melville. It isn't.

You could do very well here in Rocky Point in the low 3s with reasonable taxes, good schools, a 5000 acre nature preserve and miles of beachfront.

Hell you might even score a waterview and still survive the dreaded hour long commute to Melville (or even the train from Port Jeff or Ronkonkoma to the big city)

Its one town North of Middle Island.
Less than 60 Miles form NYC.

Its not Orient dude, but you know what?....it may be the mythology that your selling that protects the country feel of our fair town for years to come and for that I am grateful DMan.

11778 it is what and where it is ...and we love it.

I'm out.

My hovercraft and helicopter are waiting.

what's "mythology" to you are cold hard facts to someone else. There are legit reasons why your area is priced the way it is. If those reasons are not a big deal to you...then that's great! But they do exist.

My DH has lived in SB for 40 years, and we're raising our family here. My oldest is in WMHS and is neither a jock, a singer, an actor, or a professor's child. He is not sitting on a bench, either. WMHS now uses numerical grades 80, 90....and did away with the college-style GPA a year or two ago.

I agree that the letter sections off Nicolls and Stony Brook Rd (as well as the University Heights section) offer better pricing, and family friendly neighborhoods.

I love the eclectic mix of people in my section of Stony Brook, the fact that there are many people outside walkiing, stopping and greeting their friends and neighbors. The proximity to the water and the boat ramp are plusses for those of us with boats, the SBYC is reasonably priced for social membership but the slip list is currently in the 120-130 person wait list. Stony Brook does have a nice mixture of housing choices from historic to new, and a blend of people from white collar to blue.

Walter Greenspan brings up a good point, too -- with the (pardon my Goyim ignorance -- correct me if I am wrong) word spreading about SB's Orthodox community, young Orthodox couples might very well start snapping up houses in the sections surrounding the SUSB, many of which are in the letter/alphabet section. Over the past few years I have noticed an increase (small, but an increase nonetheless) in the numbers of Orthdox families walking along 25A & Cedar St on the Sabbath.

To the OP: if your family is in Setauket and St James, you need a reasonable commute to Melville, you will do well looking into the fixer upper in Stony Brook. Also, as many others have mentioned -- Kings Park might be very well-suited to you, too.

Then by that rationale towns East of mine on the North Shore should be equally priced or less.Not always the case.

All Im saying regarding the mythology is that people frequently mistake Rocky Point for being further out than it is.

If its too far...then stay put.
I've yet to find its distance from anything unbearable.
In fact I find it to be pretty central.(hence 1 town north of Middle Island/60 miles out on a 120 mile island)

It all depends on where you spend your time.

You are entitled to your opinion but you are not entitled to your "cold hard" facts Strong Island.
