All "north shore" towns in upper 400k to low 500k range w/good nyc commute?
we are restarting our search and looking for a fresh start. we were concentrating mainly on towns like rvc, mineola, williston park but are now being told we should consider other areas we may not have thought of.
do any towns exist on the north shore that are in the low 500k range with good commutes to Penn station? i.e. good = 45 min max and good school district?

if you are talking about the train ride itself being 45 minutes, which means an hour door-to-door commute assuming you live next to the train station and your office is right above penn, then Port Washington might have a few starter houses in the range

Why don't you ask who told you that which areas to look in? Because if they know your budget, I don't understand why they would suggest it.
As for North Shore Nassau that also has a short commute, I don't think you will find much in that price range except a true handyman special or something that is on a major road or backs up to the railroad tracks (you get the idea). Someone mentioned Pt. Washington above. However, in that price range you are probably going to end up in one of the undesirable neighborhoods/elementary schools of Pt. Washington. I would suggest the N. Shore Nassau/close commute if you can up your budget by at least $150K-$200K. If not, I think it will be frustrating to look there and a waste of time for you.

That's going to be a tall order to fill. If you're willing to bump up the train commute to an hour, you may have more luck.

An hour just for the train (time it leaves the station to time it gets into Penn or Flatbush Avenue).
Not counting:
Time spent driving, walking, taking the bus, being dropped off at station
Time spent circling for a parking space in the LIRR lot (if driving)
Lateness of LIRR
Getting up from the platform into the station proper (5-10 minutes in rush hour at Penn, less at Flatbush but long walk depending on what subway line you are using)
Walking or taking the subway or bus to work place

The OP said the commute to Penn Station - since most people don't actually work at Penn Station (hey the OP may be the exception and they work at 1 Penn Plaza), I made the assumption that they were only referring to the train portion of their commute.

Port Washington is an amazing area. No area is really "bad." In fact if there are questionable areas they are the equiv of bad pizza - still pretty good.
Wherever you go there will be illegals. This is America.
