Anyone know if Wading River is a good town?
found a house near East Wind CC and everything seems good (low taxes, affordable house). Outside of the fact that it's far from the city, it seems like a good alternative to relocating. Any thoughts?

I've heard nothing but good things...great area, decent bang for your buck, I think pretty good schools, etc. Don't know anyone that's acutally living there, though.

HI! I'm from Ridge, but right on the border of WR. The area closest to east wind CC is probably in Riverhead school district which may or may not be important to you. If schools are a concern do your homework on Riverhead school district. Shoreham-wading River district is very good but taxes are $$$$.
I LOVE this area, I shop in wading river all the time. Let me know if you have more questions!

Also, do not forget that if you buy a house located in any of the East End townships (of which the Town of Riverhead is one), you will be assessed a special transfer tax at closing. This tax goes to the Peconic Land Trust. For houses in the Town of Riverhead, it is 2% of the purchase price over $150,000. So for instance if you buy a house for $500,000 you will pay 2% of $350,000 = $7000.
This tax will not be deductible from your income tax return because it is a transfer tax, not a property (real estate) tax. It is normally paid by the buyer unless you can strike some sort of bargain with the seller to split it; but the seller is not required to pay it. The buyer is.
If the house is in the west side of Wading River (in the Town of Brookhaven), the tax does not apply because Brookhaven is not one of the East End townships. The area near the East Wind is definitely in the Town of Riverhead.
I also am looking in Wading River (along with several other areas); that is how I found out about the Peconic Tax. Realtors will sometimes conveniently forget to mention this when you are looking!

I think It is a very nice area... I had no idea about that transfer tax.. Wow..
I live west of there in Mount Sinai.. Putting mine on the market soon..
What is an affordable house? Low taxes..? Just wondering what my competition will be... good luck with your search..

Well, speaking only for myself: I consider a price below $600,000 to be "affordable", and current property taxes below $10,000 to be "manageable." I consider property taxes of $8000 or less to be "low".

I lived in Wading River close to 8 years before moving to NC in Nov. 2006. It's a great town. I grew up in West Islip, another great town...so it was West Islip and Wading River my 33.5 years on Long Island...I am now enjoying NC. I would go with the Town of Brookhaven side, that is Shoreham-Wading River Schools, the Town of Riverhead side is Riverhead Schools, I have no children, but growing up on Long Island, Riverhead was not one of the better districts...but check it out..you may find it has changed...What I liked about Wading River is they kept it small, quaint and didn't allow commercial build-up...I was upset when they put a McDonald's...not your traditional one...it lookes like a house, no drive through, but why McDonald's??? 25a is beautiful, you have access to plenty of farms, peach orchards, apple picking, wineries...you will love it. If you can afford the home prices and tax base which is mainly 10k+ a year...go for it...

Manorville is close by to Wading River and is a beautiful country area. The schools are Eastport/South Manor. I noticed there are a lot of homes for sale in Country Point and that is because the retaining walls are collapsing....I wouldn't want to get stuck with a house in there. Wading River is also beautiful and the schools are good too. Good luck
