Mspetter,

The properties in the Country Life Press section are generally more expensive than the Mott section. I honestly don't think you should worry about resale value too much if you are making this a long term investment. Things change over a decade or two. The bottom line is...which house is better and where will your family be happiest.

That said, the Country Life Press area used to have very wealthy people there many years ago. The President of the LIRR built his home there and he created the Country Life Press stop just so he could have a nice commute (no joke). The homes tend to be bigger than the Mott and the yards are also bigger. That's why they tend to be pricier. However, Country Life Press is only a few blocks from Hempstead. This doesn't seem to affect home values though. In the end, it just depends whether you are comfortable with it. I've met people that have lived there 20 years without any issues and love it. I've also met others that are bothered seeing rif raf walking up Clinton from Hempstead on their way to Roosevelt Field. It all depends what your tolerance is for that sort of thing.

My recommendation is to talk with the GC Police. Monitor their police blotter. They really watch the border very well. If you are comfortable with what you see, then you can make a more informed decision.

Personally I'd choose CLP over the Mott, especially the eastern Mott. When we looked over there we didn't care for the amount of cut--through traffic in the Mott. Now that was 12-13 years ago and I can't say it has increased all that much....but still. I think CLP in general is just quieter. Plus if you commute you can't beat having the train station right there, and it's closer to the village. Yes, the Mott is picturesque and has some nice streets that are more winding in comparison with the rest of the village....but we ruled it out pretty early in our home search.

I don't think you need to worry all that much about your house holding value in GC. Just MHO.

Well, 90% of people probably get what I mean...but for you, Walter, I'll explain....I meant closer to the downtown shopping area, which in GC is 7th Street between Franklin and Hilton.

Now get out your maps and look for that area.

Just like in Rockville Centre, there are no unincorporated parts of Garden City, nor are there unincorporated parts of any village that is served by a same-named but non-conforming ZIP Code postal zone.

Hi Walter - I beg to differ on RVC. There is at least one area of RVC that falls in the unincorporated section. The section that I think of does have a 11570 zip code, but is definitely not incorporated. I believe that the cutoff may be McDermott St or Salem Road, but somewhere along that area, off Long Beach Road traversing north down to Rose Lane, lies an unincorporated section of RVC. It is not part of Lynbrook, nor of Lakeview. It can be tough on those residents who live in that section. Hence, my concern about GC.

Are you suggesting that there is a tiny "landlocked" area between the Village of Rockville Centre and the Village of Lynbrook?

People who live in the Incorporated Village of GC get GC services. Your address will be GC - not GC South (which is really Franklin Square), GC East, or Stewart Manor, which as Walter pointed out all have 11530 zip code. If you are concerned about where you might be buying, your RE agent can point you iin the right direction. The school district is #18. But the places that you have mentioned in your prior posts are all in GC and get GC services.

If you have questions about a specific street, DM me. I've lived here 12 years, my sister has lived here 20, and my DH has lived here his whole life.
