shers is on a distinguished road
Thanks
We live in the L.A. area and when we move we are done with commuting.
New York is only important for my Daughter to commute from New York University on the weekend.
I look forward to taking day trips into the city but will take the train.

Suffolk County versus Nassau County, I don’t know the difference.
What I’ve seen so far that fits our budget is in Suffolk County

Totaling 1,377 sq. miles, Long Island is divided into 4 counties (from west to east): Kings (70 sq. miles), Queens (109 sq. miles), Nassau (287 sq. miles) and Suffolk (911 sq. miles).

Kings and Queens Counties are coterminous with the New York City Boroughs of Brooklyn and Queens, respectively.

There are 2 cities and 13 towns (as well as 2 Indian reservations) in the bi-counties area of Nassau and Suffolk and the 13 towns (3 in Nassau and 10 in Suffolk) are further sub-divided into 96 villages (municipal corporations) and 195 hamlets (unincorporated areas), yielding 293 communities (2 + 96 + 195 = 293).

..............Nassau......Suffolk........Total

The towns around Huntington will get your daughter to NYU within an hour and a half, door to door (I do it every day).

Nassau and Suffolk both have their pros and cons. Nassau being closer to the city, better infrastructure (Sewers instead of Cesspools for instance), Suffolk with bigger properties, more greenery. Nassau's proximity to the city commands higher prices. Go far enough out on Suffolk and you can have some real quiet rural areas if you're into that.

Nassaus more like the transitional zone between NYC and LI
(if you're into that) think HB with the LIE as the 405.

High QOL generally begins out East if you're not commuting to the City.

I'd take Northport, Port Jefferson, Babylon Village and Sayville over Huntington in a heartbeat.

All of which have great culture, MUCH better schools and far less drama to the south.

Huntington seems to think its still the crown jewel of Suffolk county.
Albeit lovely, it has some very stiff competition.

IMHO Huntington peaked many years ago, it really ought to stop drinkng its own kool aid.

FWIW
650k puts you in Belle Terre
Belle Terre, NY, 11777 - MLS ID#2176161 - Single Family Home real estate - REALTOR.com®
Stony Brook, a stone's throw from the water (Sand St Beach) been on the market a little while, so there's wiggle room to negotiate:
Stony Brook, NY, 11790 - MLS ID#2172171 - Single Family Home real estate - REALTOR.com® Some nice neighbors, too.

The only cheap listing I find for Old Field is $685K and it has all the appearances of a tear down. An Old Field South was $698K (on a busy West Meadow Rd)

There are some Strongs Neck in the upper $600s, and depending on where one looks in Poquott (old vs. new) there are some values to be had, then again, there's a few listings on 25A.
