my total mtg. payment is under $1900 for a 2 BR house with basement and attic.. which is why i bought because its not that much more money than renting

I am renting temporarily cuz I moved back here from Pa recently and I am in Wading River- (Shoreham school side not far from the duck pond). I have a very large 2 bedroom custom built home, 2 full baths, multiple walk in closets, full basement , eat in kitchen, formal dining room, huge living room, 2 car attached garage, on 3/4 of an acre, alot of it wooded and very private. Washer, dryer, dishwasher, brand new oil burner that heats the hot water too and is the most efficient thing I ever encountered. Lawn care is included. All in all, it's everything I could I ever ask for and the rent each month is $1750. Oh! and my pets are allowed too!

in most areas of the country the monthly cost to own is around if not slightly less than rent.

in all honesty rent technically should cost more than owning. you aren't responsabile for the maintance. you are "leasing" the property for a short period of time, less time less committment, more expensive, think car lease. Also, much like a car lease you don't have to put anything down in renting, buying - 20% down on a 300K townhouse is 60K. bit more of a committment and investment than first and last month on a year lease.

its obviously fair to compare, but other items to consider are that in general when renting a house, you are responsable for lawn care, heat, shoveling etc, which is covered in the townhouse maintance paid by the owner of the townhouse.

Thanks everyone for your opinions! We probably won't ending up doing it, but just wanted to see what people thought

I know the townhouses in my development that have been rented range
from $1,350 - $1,850.

I would still much rather sell it.....:-)
