Garden City
What is the zoning for homes there?
I think Garden city is very nice but the homes are so close together.
Most homes don't have the property. Am I correct here?
I guess that is the case in nassau anyway right?

Well it depends where you look. In GC, mostly 60X100, but they range from 50X100 to 100X100 or so, but 70 and 80 by 100 the norm.
We love GC but this is the only thing that bugs us and holds up back from moving there. Plus we would love a pool and you are not allowed to have one there unless you have half an acre (so I heard), which isnt going to happen in GC for barely anyone.
Any other areas you are interested in? And what is your criteria? We have looked at so many areas in LI b/c we would like to move to have more land. It is very hard to get land and ALL the other criteria we have as well.

The village does have some 40 X 100 lots also. Garden City village does not permit more than one utility meter per private home. As a result there is very little residential overcrowing in the village! Previously if a home was zoned on a double lot the house had to be constructed entirely on one lot. However the newer McMansons are built overlapping two lots.

I don't think the area is overcrowded at all. Really, much of the village is more than 60x100, etc., but the prices are quite high. The Central and Estates sections are mostly all large homes on pretty large lots. Sure, getting an acre not likely, but there's a small town, refined feel to most of the village that I love. It's a real community, I think because of it.
I was so impressed by the sense of community here, one of the major reasons I moved here. People really seem to care. Also, there are a TON of people that grew up here and buy for their own familes. That says a lot.
Of course, if you really need a acre, then you should look elsewhere.
I looked all over LI up to Mt. Sinai and GC was the best, hands down. I am very picky and looked into every aspect...people, culture, schools, location, services, future developments, etc.

What about Old Brookville, Old Westbury, and Roslyn Heights for bigger pieces of property?

I think OB or OW's cost of property/houses is much more. In GC, depending on your location, you can get a house for 700-800,000 or so, not in these two towns. And Roslyn Heights, is that area a good area? I dont know much about it.

I think Roslyn Heights is almost schizo. Off IU Willets Road there are huge homes, and off Willis Ave towards the LIE, there are more "normal" sized homes.
