There are trains from Mineola that take 37 minutes to reach Penn Station. But note that this is not door-to-door commute.. its train station to train station. Mineola and Wyckoff are probably equi-distant to Manhattan.

thank you - I was using wyckoff as an example - I probably wouldn't even live that far up. Mineola is pretty expensive no?

Mineola is more affordable than most other places on the island. I don't know about prices in Wyckoff.. but 400k could land you a small 3bed 2bath home in Mineola.

Here are a few afforable houses on decent streets in Port Washington. 42 minutes to Penn:

Port can be touch and go at this price level but I can personally vouch that these two streets are are ok with no problems and good neighbors. The first house was in the same family for 111 years! Lots of long time residents in that area.

not to totally contradict you, but for the most part if your looking for a decent, move in condition 3 bedroom home in valley stream, your looking to spend probably a little more than 400K, as opposed to under 400K.

as for taxes, you are correct in saying that it is cheaper than other nassau county towns, but that does not mean that it is affordable. my home is assessed at about 550K and the taxes are about 8.5K annually.

manhattan is 31 minutes away from valley stream via long island railroad. it is not a bad commute, but you must also take into account time travel to the train station, etc. overall it is a good commute.
