BABYLON/BAY SHORE/WEST ISLIP Waterfront3
OK since everyone was such a huge help pointing out the best streets in Babylon my husband and I drove through the neighborhood and definately like the streets more towards the west in Babylon Village... Bayview.. Midway etc. Love Peninsula but prob out of our price range.
Can anyone out there let me know how the surrounding towns specifically W. Islip and Bay Shore compare to Babylon? Schools.. sports... town... etc.

Babylon with Babylon schools are in high demand. As a result there are fewer homes on the market than the other two towns. Of the three towns you mentioned, Babylon has the most to offer in terms of quality of life. Many outdoor events, charming town to walk through, and Argyle lake to stroll around. West Islip schools are comparable but taxes tend to be higher. Lot sizes also tend to be larger. There are some parts of Bayshore that have West Islip schools.

Go one more street west of Peninsula and your in the Fred Shores area of Babylon Village. You get all the ammenities of living in the Village and a private beach association at the end of Little East Neck road. The area is zoned for W Babylon schiools which we like.
A small cottage on a canal can be had for 400K, up to 1.5M dollar bay front estates.

There are parts of Bay Shore and West Bay Shore that are on the Great South Bay. Actually, I am not even sure if there are parts of Brightwaters on the bay.

agreed, im not sure brightwaters goes south of montauk.. it may though. but there are many very nice areas in bay shore and islip too south of montauk hwy. Awixa Rd.(?) comes to mind, its basically Brentwood Rd. but south of main st., and its basically all million dollar plus houses down there, many of them waterfront

Brightwaters does go south of Montauk.
I think Babylon is nice, but the one issue I have is that people come from all over to hang out there - in the bars, restaurants, at Argyle Lake, etc. And why wouldn't they - Babylon is nice! And some people may prefer living in an area like that. I prefer more low key areas so if I had to choose between Babylon, West Islip, and Bay Shore (south of Montauk), I would pick West Islip. Some of the areas south of Montauk (like Magoun Landing) are really nice (if you can afford it). West Bay Shore, Brightwaters, and Bay Shore proper also have nice areas south of Montauk (particularly Brightwaters) but you have to be willing to accept the Bay Shore schools, which (I don't believe) perform as well as Babylon and West Islip.

The one thing you do miss being east of Babylon Village are the perks of being a Village resident, including reserved patking at the LIRR station and access to the BV pool, which is surrounded by the bay on 3 sides, quite spectacular. Also WI and BS miss out on the Bab town perks including sticker access to Venetian Shores, Tanner Park, Overlook, Cedar and Gilgo beaches.
I'm sure the town of Islip has its perks as well, someone else will need to weigh in as i am not familiar.
