you sign up for a class, study hard, take the local test and pass. Then you take the State test and voila, if you pass, you have the license which has to be held by a licensed broker. But that's only the beginning

Oh ok cool. My wife is interested...not really to sell houses but to sell Disney Vacation Club plans, which require a license.

She'll have to find a broker who'll go along with that - before she starts on this venture, let her talk to some local brokers...

I imagine that time shares would be a very difficult sell in this economy. I don't know exactly how her deal will work, but under no circumstances should she have to pay any money to sign up for this. you're probably right...its definitely unnecessary spending. There are no upfront costs...so we are jjust wondering how the licensing process worked to decide it it's all worth getting into.

Thanks for all the help!!

She should keep in mind, too, the minimum ongoing costs to be a real estate agent. Her broker will reequire her to join Long Island Board of Realtors (about $400 per year) and pay for errors and ommissions insurance (about $300 - $400 per year).

Oh, and don't forget continuing education - costs money too!
Plus business cards, etc. - it all adds up...
