I live in FS. IMO don't spend $599K to live here, no matter how nice the home is. The neighborhood doesn't justify it, and you'll never get your money back.

Default For those who may not be familiar with Salisbury

dnc92301, despite the fact that almost all of the Hamlet of Salisbury has a "Westbury, NY 11590" mailing address, no part of the Hamlet of Salisbury is in the Village of Westbury.

For those who may not be familiar with Salisbury:

Salisbury is a hamlet (an unincorporated area) in the northeast section of the Town of Hempstead, in the central part of Nassau County, where the Town of Hempstead converges with the Towns of North Hempstead and Oyster Bay.

Beginning on the north and moving in a clockwise direction, the Hamlet of Salisbury in the Town of Hempstead is bordered on the north by the Hamlet of New Cassel in the Town of North Hempstead (the Hempstead/North Hempstead town line); on the east by the Hamlet of Hicksville in the Town of Oyster Bay (the Hempstead/Oyster Bay Town line) and the Hamlet of Levittown; and, on the south and west by the Hamlet of East Meadow.

Salisbury is one of those many villages and hamlets on Long Island where none of the places in the community have the hamlet name in their mailing address: most places in the Hamlet of Salisbury have a "Westbury, NY 11590" mailing address, but a small slice in the east part of the hamlet have a "Levittown, NY 11756" mailing address.

For a good set of town-by-town maps showing all the villages and hamlets in each of LI's 13 towns (3 in Nassau County and 10 in Suffolk County): Excellent Long Island Geographic Resource

Default For those who may not be familiar with Syosset

dnc92301, it may be important to note that Syosset is one of those many villages and hamlets on Long Island where the majority of the places with the community name in their mailing address are not in the hamlet.

For those who may not be familiar with Syosset:

Syosset is a hamlet (an unincorporated area) in the central part of the Town of Oyster Bay, in the northeast part of Nassau County.

Beginning on the north and moving in a clockwise direction, the Hamlet of Syosset in the Town of Oyster Bay is bordered on the north by the Hamlet of East Norwich, the Village of Oyster Bay Cove and the Village of Laurel Hollow; on the east by the Hamlet of Woodbury; on the south by the Hamlet of Plainview, the Hamlet of Hicksville and the Hamlet of Jericho; and, on the west by the Village of Muttontown.

http://upload.wikimedia.org/wikipedia/en/6/69/Syosset-ny-map.gif (broken link)

Please note: the southwest border, separating the Hamlet of Syosset from the Hamlet of Jericho is further to the southwest than is shown on this map.

Syosset is one of those many villages and hamlets on Long Island where the majority of the places with the community name in their mailing address are not in the hamlet: places with a "Syosset, NY 11791" mailing address that are not in the Hamlet of Syosset are in the Village of Muttontown, the Village of Oyster Bay Cove and the Village of Laurel Hollow; and, at the same time, there are places that are in the Hamlet of Syosset that have a "Jericho, NY 11753" mailing address.

OP: it maybe a good idea to prioritize your goals. Seem to me, you are looking for 1) price 2) good school 3) commute 4) nice house. For your budget, you can find a nice house in Syosset. However, your willing to spend extra 15+ minutes each way on the daily commute and pay higher school tax.

The only major difference I have found is the school. While all those districts are very good and ranked (by the media) higher than Syosset SD. You really need to come and see it.

For example, Syosset SD mostly consists of residents from Syosset, Woodbury, Muttontown (and some Plainview, Jericho). Depending on the location of the house, school age children will go to different elementary schools (there are 7 in Syosset SD) and middle schools (2 in SD). Eventually, they will all go to the same High School by 9th grade. However, academic performance will vary significantly by graduation.

My advice is this: if you want to find the nice house with short commute and good price. That is easy, just pay for an appraisal report and use that as a base line to compare the houses you are seriously considering.

If you want a decent house, reasonable price, longer commute with excellent education. Take the time and visit the high school, middle school and elementary school. The diamond is in the rough.

On LI the diamonds tend not to be left in the rough, but to be highly polished and priced accordingly.

No house in the Hamlet of Plainview and no house in the Hamlet of Jericho are in the Syosset Central School District; rather, parts of the Hamlet of Woodbury that have a "Plainveiw, NY 11803" mailing address and parts of the Hamlet of Syosset that have a "Jericho, NY 11753" mailing address are in the Syosset Central School District.

Walter, why is the F-Section of the East Birchwood Neighborhood ( Jericho-11753 mailing address) not included in the boundaries of Syosset in this map? It is technically Sysosset with Jericho Mailing address. The boundary in this map seems to stop at Robbins Lane.
