If you are actively looking in Bay Colony, Baldwin Harbor and other locations near the water, I think it would be a good idea to ask the sellers who they use for homeowner's insurance and then call the companies they say they have and see if the companies are writing new policies in the area.

No insurance? What are they, crazy?
I guess the seller must not have a mortgage on the home because if you have a mortgage they don't even trust you to make the payment for the insurance just like they don't trust you to pay the property taxes. You pay it in your mortgage and they forward the money.
Call some local insurance agencies that deal with several different homeowners insurance companies and see what they say.

he is a bit strange, but yes you're right - no mortgage. as far as we know, we're able to shop the insurance right now and take care of it ourselves. we've managed to secure the flood portion already, and have a HO quote, but my agent advised me to shop it a bit before we settle for it.
