Is your agent bi-lingual? in that area I think it would be a huge asset, have them list the house in "hoy" the spanish version of Newsday.
Find out everything you can that is GOOD about the school, every district has strong points. Print stuff out (articles about winning teams or awards the school won) & make sure your REA has them to hand out to people that may be turned off by the district. Talk to your REA about having an auction with an undisclosed reserve.

There are new forms that show how commissions are distributed.

Unfortunately what might have happened in your situation was that you did not know that commission rates are negotiable and are between the realtor and seller.

By law we are not allowed to have a set percentage and can not discuss our commission rates with other realtors.

Everyone should be careful with any contracts that they sign in life..real estate, gym memberships etc.

If you do not know what you are signing it is always good to read it over, get a second opinion or ask more questions.

Some realtors will agree to a lower commission if they list and sell the house. Others do not.

But like I said every realtor has their own way of doing things so dont assume that this is always going to happen.


**Unless an agent is a buyers agent they work for the seller. On of their goals is to get you the most amount of money in your pocket.

Default Ideas for selling your home

These are some suggestions:

Advertise on as many free websites that you can...ie Craigslist, Backpage etc. The Internet is a great place for exposure.

Take good pictures. People like to see what the house looks like.

Make colorful flyers and put them up in as many places as you can..like supermarkets, stores, etc

If you want you can try to distribute them to people in the neighborhood. Sometimes they have friends or family members that want to move near them.

Tell your agent to make a virtual tour of your house.
This helps your listing come out higher in realtor com. It is also like a 24 open house because it helps you get a better view of the home compared to the pictures.

Price your home right from the beginning!

Now is not the time to try to price it high and see if someone will make an offer.
Some people are putting in price ranges instead of one set price.

Make showing your home as easy as possible for the agents.
Lockboxes, flexible appointments etc.

If an agent has a hard time getting into your home to show it they will find someone else that is more flexible.

If you feel comfortable doing this...offer a bonus if an agent puts a home in contract by a certain date.
This might be a better alternative to lowering your price by 50,000.

Open Houses are ok but they rarely result in a sale.
Its not impossible but its not the best way to try to sell a home.

No It is a fancy name for a section of C.I. Now people will argue that live there but it is what it is . maybe some do go to hauppauge I dont know , but it is in CI, My aunt lives in C.I. for 40 years so I know where it is.
