you are taking the thread in a wrong direction by assuming I was referring to a specific group of people, which I was not. The "element" I referred to in my post has nothing to do with a persons race. I'd appreciate it if we can keep race out of it.

OP-where are you living now? Then maybe we can give you a better comparison. There is honestly nothing wrong with the area you are considering. The whole strip there has become very built up over the past few years and attracts a lot of people. I would feel fine having a business there.

I'm thinking about Hampton Bays. There are a couple of places pretty near West Montauk Highway (easy shopping for the wife). Someone at another site mentioned growing Hispanic gangs in Hampton Bays, but my impression was that the town is frigging nice, especially the area between the movie theater on West Montauk Highway and the humongous shopping place on East Montauk Highway. Thoughts?

To live?

Well its the poor mans Hamptons, so you get what you get.
Its not bad...schools are so so.

I'd splurge for Westhampton if possible.
They both clear out in the Winter.(Westhampton moreso)

I really think the North Shores the way to go.
Many of the guys I know out there who own businesses live between Mt Sinai and Wading River.

Yeah to live. I can't really afford Westhamptons (at least from what I've seen on CL so far). Can you elaborate on the Poor Man's Hampton's thing? More crime there you mean? or just less swanky?

Hampton Bays is probably the least desirable "hampton", Westhampton is refered to as "worsthampton" by the folks that live east of the canal. If you want to be on the south shore I think you'd be happier in Quogue, Manorville or eastport. I agree with Crooks though, your money will go farther & life is a little sweeter up here on the northshore. Do you have kids? How old are they?
Would you mind giving a tad more info on your business venture? Food? Clothing? Discount?
Make sure you've done a complete analysis of your market share because Riverhead is still seasonal to some degree and you've got tons of big box competition out there.

The poor mans Hamptons is still the Hamptons.

Keep in mind its loaded with drunks and meatheads in the Summer.

Its ok.Some parts are really nice.

Manorville is a decent pick, Eastport.
Schools are ok.

Thats good insight on the market resarch Kel.

Depending on the business, I was suggesting Patchogue/Selden/Rocky Point earlier, its much less exposed to the Big Box and outlet stuff. I think Riverhead retail is year round now.Its crowded out to Edwards ave these days.
