So spoke to the parents today (both of whom are born and bred LI'ers in varying spots throughout their lives) - strong suggestion from them to look at Merrick-Bellmore area. Advice was to get as south as you can afford - but the caveat was we won't be able to go very south (haha). Said train should be walkable distance from most spots we'd be looking at.

So I guess we have a ton of info to use now when we begin our search (and a ton of areas that have been suggested). Thanks again to everyone!

you wont be able to afford anything in south bellmore or south merrick on your salary. North Bellmore is cheaper...for a reason, but maybe in your case worth checking out.

Good advice; both very nice areas.

I have relatives who are looking to move back to LI and they are looking in Merrick (Merrick Woods and Lindenmere which are NOT South Merrick but very nice neighborhoods). Those neighborhoods are not walkable to the train and the houses are higher than your budget though.

As for a home walkable to the train station in both Merrick and Bellmore, the LIRR stations are right along Sunrise Highway and the area is highly commercial for both, so the easily walkable areas are not really a residential neighborhood. Next time you are on LI, take a drive around both LIRR stations and see if you like the type of houses and streets that would be acceptable walking distance for you.

It is good to know you are planning ahead. However, if you need a mortgage, it might be a good idea to focus on the relocation/job search first. Consider renting for a year and then house search. This will allow time for you to adjust to work and to see the neighborhoods.

Sayville has excellent schools, is easy access to the highways, is on the Great South Bay with beaches, has ferries to Fire Island beaches, has a convenient train station with a reasonable commute to the city, be at the Islip airport in under 10 minutes, and has a super charming downtown with great boutiques (mine included) and restaurants. Back to the schools - very impressive science programs, and they have a competition robotics team! West Sayville properties are a bit less expensive and share the schools and downtown. Lots of family friendly events thrown by the Greater Sayville Chamber of Commerce, like the upcoming Miracle on Main Street event on 11/28/09. So you can see how far you need to stretch your take home income to make it on a 400K home.

Not trying to deter you, but sometimes you need to really look at the numbers to see what you truly can afford.
He hit the nail on the head........BTW, I live in Hicksville closer to Jericho and love it.....
