West Babylon or North Lindenhurst?
Hi...I've seen a lot of people asking for opinions on various towns but have not seen this comparison. We love Suffolk but are looking to avoid additional village taxes. I would appreciate some opinions on what would be the nicer area between West Babylon and North Lindenhurst. Thank you.

alessandra1981, it is not always true that property located in villages pay more property tax than would a similar property in an adjoining hamlet within the same town that the village is located. Many times, being in a village offers protection from certain town taxes that add up to more than the village taxes, meaning that a property in a village pays less property tax than does a similar property in a hamlet within the same town as the village is located.
In case you are unfamiliar with the local geography:
What people refer to colloquially as "towns" are actually villages and hamlets, which are within actual towns; and, because villages and hamlets are referred to as "towns", then, many times, the error is compounded when actual towns are referred to as "townships".
Also, many colloquially refer to a "downtown business district" in a hamlet as a "village".

You can get a fact sheet for any city, village or hamlet on Long Island by going here American FactFinder and input the name of the city, village or hamlet for "city/town" (leave out the ZIP Code) and New York for "State", and then click "GO".
You'll get a lot of demographic, and some economic, statistics for the city, village or hamlet you selected, and if you click on "Reference map" (it's on the right hand side), you'll get a map.
When you do find a house that you like, you can find out in which community (city, village or CDP) that house is actually located, which is oftentimes different from the community named in that house's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)
And, very importantly, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.

The Hamlet of West Babylon has a different border than does the "West Babylon, NY 11704" ZIP Code postal zone (i.e., a place can have a "West Babylon, NY 11704" mailing address and not be in the Hamlet of West Babylon and a place can have other than a "West Babylon, NY 11704" mailing address and be in the Hamlet of West Babylon): places that have a "West Babylon, NY 11704" mailing address that are not in the Hamlet of West Babylon are in the Village of Lindenhurst, the Hamlet of North Lindenhurst, the Hamlet of East Farmingdale, the Hamlet of Wyandanch, the Hamlet of North Babylon and the Village of Babylon; and, at the same time, there are places in the Hamlet of West Babylon with a "Lindenhurst, NY 11757", "Wyandanch, NY 11798", "North Babylon, NY 11703" and "Babylon, NY 11702" mailing address.

Yes, AMD411, there are no Village of Lindenhurst property taxes, because, as pointed out in http://www.city-data.com/forum/long-...ndenhurst.html, Venetian Shores is in the Hamlet of West Babylon ("Lindenhurst, NY 11757" mailing address).
In order to be in Lindenhurst, a property would have to be in the Village of Lindenhurst, not simply in the "Lindenhurst, NY 11757" ZIP code postal zone as the village and the postal zone that share the same name have different borders.

West Babylon is a more desirable area in general, but it does depend on exactly where( what street) specifically. There are many parts of Lindenhurst ,not just north lindenhurst that do not have village taxes.

First, North Lindenhurst is a hamlet and therefore, by definition, is not part of the Village of Lindenhurst.
Second, not all places that have a "Lindenhurst, NY 11757" mailing address are in the Village of Lindenhurst, the only "Lindenhurst". Those places that have a "Lindenhurst, NY 11757" mailing address that are not in the Village of Lindenhurst are in the Hamlet of West Babylon as well as in the Hamlet of North Lindenhurst, and it is these places that do not pay Village of Lindenhurst property taxes because they are not in the Village of Lindenhurst despite having "Lindenhurst" in their mailing address.
