Suffolk must be broke
I am a landlord and didnt get the rent check from the county this week. The reason ; they are working on March renewal's now and cannot give me a date as to when I can receive my check. It dosnt matter that I have a mortgage that is dependant on this check!!!

then I hear that the DMV is struggling with office supplies.
where oh where has out taxes gone??

They should ask the school administrators to give them a short-term loan.
In the meantime, maybe you should find tenants that can pay their own rent because that really doesn't sound like a good situation to be in if the property has a mortgage. Is the house in such a bad neighborhood that all you can get is welfare recipients, section 8, etc.?

Being in a bad area has nothing to do with wanting to rent section 8. The people I know who rent all prefer section 8 rentals b/c the money or part of the money is guaranteed monthly.

My neighbor is an SCPD cop who just upgraded his boat and bought 2 waverunners. He's also taking his family on a european cruise in 3 weeks --> your tax dollar$ hard at work!

Finding Tenants that can pay their rent isn't guaranteed. Especially in these economic climates. Thus the reason for landlord to go with section 8 b/c under most circumstances that portion of the rent is usually always paid. Unless there are violation with the property that they don't approve of (which I doubt in this case)

Problem is, as dorothy says, the "guaranteed rent money" did not come in and is late and the County cannot even tell her when the "guaranteed rent money" will be paid to her.
Tell the "people you know" that sometimes it doesn't work out putting Section 8 tenants in middle class neighborhoods.
Look what is happening in California when desperate landlords started accepting Section 8 on single family homes in middle class neighborhoods:

^^ Wow. Seems like you have a problem with section 8 housing. Maybe a couple to many in your town, eh? When my parents divorced my mother went section 8 b/c thats all she could afford at the time(working 2 jobs). It didnt make her trashy or any less superior to you if she moved into your neighborhood. You need to get off your high horse and sit back and think why some people end up on section 8(injuries, terminal diseases, job loss). Its not all about being lazy. Its people like you that make Long Island suck!

Well that's obvious. Renting is a business and sometimes the business arrangement does not work out. However, landlords are much better off with self-sufficient tenants who do not have everything handed to them and who know they have to work to keep a roof over one's head.

Try it if you think it's "easy money."
I have family in the landlording business (whole apartment buildings, single-family homes, two-family homes, etc.) and they will not accept programs because of the (lack of) quality of the tenants that are on these programs. If you want your property torn up, then by all means try it.
A good section 8 tenant is a RARE JEWEL. I know one and she used to work for a living for at least 20 years, got disabled, and ended up on disability, etc., and has Section 8. She never tears up her apartment, nor does she skip paying the landlord her portion of the rent each month. However, she is a rare jewel ... a diamond in a dustbin. She has no kids by different fathers, etc. She was a higher class to begin with than the usual Section 8 crowd. If you can get her or someone like her as a tenant, great, but most likely you won't ... you will get the people with "issues" who have never worked a day in their life.

My town is not a section 8 haven. It is mostly single-family homes that are owner occupied.
If my town became like Antioch CA did due to Section 8 tenants I would move out.
Sorry you are upset. (It seems my most recent post is "too late.") Yes I do know there are some section 8 tenants that are good people who fell on hard times and who will not tear up the property or ruin the neighborhood. However, you have to take a chance as a landlord, and for some the chance of getting tenants with big issues makes accepting section 8 a big "no." For example, go to the NYC forum and search for threads from people with section 8 vouchers who cannot find a landlord who will rent to them. If most section 8 tenants are just former working people who got disabled, why not? What's the problem? Sorry but your mom and my friend are the minority (good tenants) when it comes to section 8 or the program would be more widely accepted.
