Default does Commack have less desirable areas?

Not familiar with much of Suffolk but know that Commack has one of the better school districts. Is there any bad part of Commack we should be aware of? We're seeing quite a few homes east of the Sunken Meadow and north of Jericho Tpke. This area is also favorable because Indian Head Rd / Kings Park Rd easily lead to the Kings Park LIRR for commuting everyday.

There are really no "bad" parts of Commack.

rh71, while there may not be any bad neighborhoods in the Hamlet of Commack, there are places that have a "Commack, NY 11725" mailing address that are not in the Hamlet of Commack: these places are in the Hamlet of Elwood and the Hamlet of East Northport in the Town of Huntington and in the Hamlet of Smithtown in the Town of Smithtown (and, at the same time, there are places in the Hamlet of Commack that have an "East Northport, NY 11731" and "Kings Park, NY 11754" mailing address).

When you do find a house that you like, you can find out in which community (city, village or CDP) that house is actually located, which is oftentimes different from the community named in that house's mailing address, by using the Census Bureau's online address search function. (CDP, or Census Designated Place, is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)

And, very importantly, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.

When we were house hunting I was curious as to the same thing in regard to Commack. I believe there is no "bad" area of Commack. I'd say the more desirable areas are North of Jericho Turnpike. That being said, all the areas even South of Jericho Turnpike are nice as well. Part of Commack is in the Town of Smithtown where it seems taxes are more reasonable and the other area is located in Town of Huntington where I personally found while looking, their taxes were higher. To my knowledge, there are no bad areas in Commack. Much of the surrounding areas, like Smithtown, Hauppauge, Dix Hills etc. are pretty good too. Good location for both East-West travel on the LIE and the NSP but also North-South travel on the Sunken Meadow.

One complaint I have about Commack, at least the part in the Town of Huntington, is the condition of Jericho Turnpike. The Turnpike is loaded with stores and malls on both sides, but the road is narrow and not set up for people making turns. The mix of cars entering and leaving the various parking lots with other people speeding on the Turnpike can be dangerous.

The dumpy apartments on the north side of 25 are about the only run down looking area I can think of.

I agree with Tom. There are no "bad" areas. IMHO the less desirable area for myself is the area between Commack Rd, Wicks, Larkfield, and Jericho. The only reason it is undesirable to be is because the homes are sort of on top of each other. I much prefer anything East of Commack Rd. LOVE THE BIRD SECTION!!!!!

i think he is referring to the ones across from Mayfair shopping center.

I think that's exactly where he means (across from Mayfair Shopping Center). I agree with him too. My friend lives in the area and complains about that apt. complex. BUT the houses in that area are very nice and the neighborhood in that area is very desirable as well.
